    I did put in an offer subject to satisfactory s32 amoungst others on your template and the agent was happy do submit it, just negotiating the dollars game now.

    I think what you are doing with this thread is a good idea, however both of those formula are for ppl to quickly gauge if a property is going to meet their basic return requirement. So those listed are probably it.

    I have heard, haven’t had experience here but, heard that if you pay for your own flight and go to see agents on your own terms you will cut out the marketing men, I am sure there a plenty of developments up there that any agent would have listed.

    IF you can keep it don’t sell, it is making you money which I am sure you don’t want to stop receiving.

    I would suggest drawing on some of the equity to pay for some “repairs” and then pay out some debt to free up some of your cash as well.

    There is generally nothing wrong with nothing down deals using your equity but Fullout doesnt have any equity in this property yet so the bank wont use it to fund another property

    Generally banks work out equity like this

    80%xProperty value (16000) = 12800
    Less mortgage value (12800) = 0

    Unless you can prove the property has significantly increased in value you haven’t got spare equity yet.

    I think I missed the big question here, so I will just give you my two cents.

    If owning your own home is something you want to do, then go for the FHOG why give away $7000 when it’s available to you.

    Also, as far as IP’s go, I would use the 13k as a 10-20% deposit on something cheaper, the bank will be happier lending you money in…[Read more]
