Usually they get their solicitor to put one on, but they could do so themselves. I was charged about $60 once to put a caveat on a property, so it is not so expensive.

Options fees are often 1 to 2% of value, but you can negotiate whatever you can. But the agent won’t be happy as Rob mentioned. Maybe you could promise to pay him extra now and then again on settlement.

I don’t know about that? I think it dpends how frequetly you buy and sell. I don’t think a trust has anything to do with it as my trust has had to pay CGT – sorry, i meant distribute capital gains.

The company must pay tax on its profit, so taking the money out won’t cost you anymore in tax unless you are on a higher bracket than 30% (franked dividends).I would be using a trust to invest in property myself, rather than the company. This sounds like a reasonable figure. using a mixture of business, shares and property a 10% return is not very high.
eg. Imagine if you used this money as deposits for wraps. $20,000 deposits on 15 properties returning $3000 pa each after costs = $45,000 plus all the capital gains on cashout.

Hopefully your rents will service most, if not all, of your loan repayments.
I think DD has it down pat. If you are planning on buying and selling, then just using a LOC secured on another property may also be an option as it reduces costs.

I beleive that is correct. You, or the trustee, can distribute as you see fit – any percentage you like. So if you have some bennies give them as much as they can handle, then the rest could be diverted into a company.

I have heard Roy say that too. He also said the legal fees involved would be an amount similar to the stamp duty anyway.

It can be done in Vic and NSW on installment contracts. In QLD and Tas, it looks like they only get accees to the FHOG after living in the property for 12months.
