Simply taking a wage from your own company won't help, unfortunately you will still be classed as self employed. However this shouldn't make things overly difficult – unless you are not showing any profit at all. You just need to supply your personal tax returns and the company tax returns and it may take the broker an extra 10 min to read them -…[Read more]

Reeco, HiIt seems many lenders are concerned more if a person has not put any of their own money into a deal – no hurt money. It seems if people have 'nothing to lose' then they are more likely to default and just walk away if things go wrong. But, there may still be ways around this. eg if you have a bit of cash in your account you can use that…[Read more]

Terryw replied to the topic Paying down loan in this scenario? in the forum Help Needed! 16 years, 1 month ago
Its always good to pay down debt, but I think it can be even more effective if you keep the money in the offset – after all you can transfer it to the loan any time. Keep it separate incase you want to use it for a personal expenses, non -deductible, such as a deposit on a main residence.

FHOG is not available for land purchased by a trust. Nor is the CGT exemption for main residences.

A few months ago I tried to find someone finance, they had the deposit offered by the vendor – no lender that I approached would accept this arrangement as the client had no hurt money in the deal.

What happens if the physio goes bankrupt and you cannot find a new tenant? Rural towns are very risky.

hi GrugI don't think your situation is unique, so the standard advice of Richard should apply. Even if you have high income, don't pay extra off any loan as you don't know when you will need access to your cash again. Best to use IO loans on all properties with spare cash saved into a 100% offset. The only time this wouldn't be recomended is when…[Read more]

With company title the owners of the property don't really have title, but they own shares in a company which owns the land. each share entitles the owner to reside in a particular property.Often there are conditions that other shareholders of the company have to agree to the share of shares or a new shareholder – this can be good as the group can…[Read more]

Trust assets can be identified in a number of ways – but the title is always with in the name of the legal owner = trustee.- Firstly you will often have signed contracts as XXX Pty Ltd as Trustee for the ABC trust. – There will be other correspondence such as letters with conveyancers.- There will be tax returns showing the trust is operating the…[Read more]

eg. Say you had a CG of $50,000 but an income loss of $30,000The CG would be added to your taxable income so you would end up with -$30,000 + $50,000 = $20,000 income.Or even better if you get the 50% CGT reduction.Would this be correct Dan?
Terryw replied to the topic WHICH LENDERS WILL LEND TO HYBRID TRUST?? in the forum Help Needed! 16 years, 1 month ago
LadyoHow long ago was your trust set up? Many older deeds will not pass with the ATO – if you are wanting to claim the interest on the borrowings against the unit holders personal income. If it is a more recent one then it may be okChanging the trust to a unit trust may trigger a resettlement = CGT and Stamp duty on transfer of all assets of the…[Read more]
Terryw replied to the topic Taking Equity Out from my PPOR and Invest in Shares in the forum Ideally just take the money 16 years, 1 month ago
Ideally just take the money from the loan direct to the purchase/deposit etc. This is not always possible though, esp if there is no cheque account on that loan. You could get a bank cheque drawn up maybe, but a bit of a hassle. If you are going to do it then better to transfer the money to a new account. If the account already has funds in it how…[Read more]
