    Hi guys

    I dont mindpaying for the odd seminar here and there, but that was an eye opener 45K for a property investing course thats a scam alright thats a 20% deposit and closing costs where I live lol  "Rich dad poor dad is one of the most over rated books" lacks substance he is to vague

    as appossed to Steve McKnights books which lay it all out step by step and explains formulars like a manual

    Hi Robbo

    Im assuming from your post  your after some cash pos stuff, Ive seen 2 bedroom units in Cairns which would be cash pos a on a 90% LVR after strata fees with out the dramas

    I guess what I'm trying to say is there can be hassels running a share/boarding house, a couple of friends of mine ran 2, I was looking in to it myself,
    but they said you always have a high turn over of tenants and you will always have a couple of rooms vacant (have you factored in that to your cashflow analysis),

     I did a quick check on rentals in Cairns there is pages of stuff I would check vacancy rates out first, also there is usually more maintence issues with queenslander houses.

    Again it depends how hands on you want to be, do you live in Cairns ?? if you dont I wouldnt be running a boarding house from inter-state

    Hi echelon6,

    I believe the reason we look at historic growth figures, is because whats the alternative ? guess the future…the next best thing unless you have a crystal ball (realestate agents seem to have one lol) has to be to look at the past and this can give us a better indication of where that suburb might be headed in the future,

    again I wouldnt look at just growth figures to built a picture of whats going on in the area, I would use it in conjunction with surrounding suburb price information, major works projects in the area, population growth or decline, to give me a better understanding of whats happening

    Im in the exact same position as you, I moved down from Sydney 6 months ago and im looking in the same areas as you, I own one of the units in the Block you are looking at, Ive got a couple of offers in at the moment on some others in the areas your looking, I tried to private msg you but you have to activate it on your profile or email me at [email protected]

    to answer your questions, I wouldnt look to flip or build and sell the market is very very flat at the moment and a couple of agents I know agree when I say its going to get worse before it gets better down here so I wouldnt be investing for capital growth in the short and medium term, but the market is exellent for cashflow generated from high rental yields especially in the outter suburbs

    Honestly you dont need any of them

    Im not knocking them but in reality, you can buy your own IPs and come up with your own strategy without paying any fees, 
    you can learn more from the peeps on this forum and from Books and magazines without paying large fees ect

    all the best just trying to save you a buck

    Hi guys

    The latest strategy I have been looking into is very cash pos and in some cases fits the 11 second solution. I have been looking around uni towns at 4 or 5 bed houses and renting out the rooms on individual leases, I even found a property manager who would manage it and does for others,  food for thought

    I think you could get an admin job working in a Real estate agency no worrys at least you will get a guranteed income, and you can learn about sales and property management while your their and possible move into sales full time at a later date

    Hi guys

    Im interested in any one who has invested in Port hedland or south hedland or who has any relevant info and there experiences good or bad
    I mean it looks to good 11% yields, Im after cashflow not to concerned about growth, I have IPs in other capital cities

    Hi Mdm,  I dont think there is an argument about which is better growth or cashflow

    both have there uses, my mrs and I using a combination of both

    we have 3 cash pos IPs an 5 (inner-city) that arent and the cash pos ones definately help offset the others
    but I had some awesome growth on my inne- city ones in the last 18 months in Sydney..

    your assumption is correct until settlement the vendor (seller) keeps all income from the property weather the buyer put down a  10 or 99% deposit
