    Thanks to everyone who has replied.
    I have decided not to talk with this company .
    I think they will just talk to me about all the positives and won’t give me the whole picture (true facts) Especially in ways they will benefit financially.

    I love being able to use this site to educate myself further….and get advice from more knowledgable people than myself…

    I cant even remember the name of the company but they are calling back next week ….
    So I will try and get some information out of them before I agree to a home visit….

    Hello Derek,
    Hope your still there .
    If the property rents for longer than 6 months while it is on the market what sort of CGT would I be looking at. The house has always been my PPOR.

    No I really don’t understand the taxation side of things of ip /ppor ,all new to me. Well it will be when we do it .

    Sounds like I would be better off to keep the loans sep… and just pay a deposit of say 10% and take out a totally sep…loan for my new ppor.

    Hi Jo,
    just did the 11 sec sol…as because i want be leasing my ppor through a real estate i reckon I will break even or be +g. My concern is still taking on another mortgage and borrowing 100% ,not sure that is my best option , any more suggestions

    I would happily purchase in the next month & lock my int rates for 5 years . Problem is finding the right IP for the right price [:)]

    yes looked like a great place .
    Maybe the tenants might end up renting one of the new properties in the future, if they are all bought by invetors [:D]
    I do agree that when your rent there is always the chance that you will have to move in the future, just a fact of renting .
    And yes the developer is now letting them saty unitl after the festive season….

    Hi Mel ,

    Yes have no prob dealing with the bank, just feel I will get some outside info also. (broker)
    CBA is my bank.

    Have my PPOR set up so I can redraw my equity, just not rushing into it, wont to have as many facts and info as possible . [:)]

    Thanks Mel , No I havnet talked to a broker yet . My bank lender said he can do it all but I would prefer to talk to a broker or acct 1st . Anyone suggest a good broker in the Newcastle region ?

    Thanks for taking the time to explain instalment warrants .I am Finding that reading through the forum pages are a great source of info , I am happy their are so many people out there willing to share their experiences and offer advice to us that are less informed , thanks [:D]
