Nu Zulland will always be the poor sister to Australia ,until it reverts to being part of NSW as it was in the past, Auckland is being overdeveloped in the cbd ,and dont rely on asian students as they abandon their units as soon as uni is finished and your unit is empty for three months,Auckland cbd units are butter boxes and most aussie financiers wont touch them as they are quite often under 50 square mtrs, i have seen a 4 bedder at 40 sqr mts,there are some good properties on the nth shore, especially to reno and resell,anyway why invest there when there is always somewhere in australia on the boil, do your research if still hot on NZ, talk to agents reselling units for example not agents representing developers to get the real story, and at least go there and inspect the market personally,no you cant trust anyone .DO it yourself, in finishing have you heard all the kiwis are drinking from saucers since they LOST all the CUPS regards Sydneysmart [offtopic]

the cronulla crowd and aussies in general regardless of where they come from are generally not racist,the public in general have put up with the minority smart arse young muslim lebanese and other arabic backgrounds for more than 10 years, they have know been shown that we wont put up with their crap any longer ,isnt it amazing how quiet they are know,gutless fanatical religous creeps eg look at their attitudes to our women and what some of there cowardly scum have done to some of our young women?i am astounded at how the cops willingly wailed into their fellow countrymen and have so quickly brought them to justice and with glee thrown the book at them,yet have we seen the same to the lebs and other arabs no way ,because as we see often on tv ,the lebs standing up to cops and openly threatening them and abusing them and they do nothing ,they are either scared of them or are under instructions from our gutless labour pollies and mealy mouthed commissioner and his useless junior commissioners ,anyway if they dont like our way of life go back to their blood soaked streets and bombed cities of their parents former country and let the countless other nationalities get on with their happy lives here with us lucky aussies regards Sydneysmart[angry2]

my advice to any aussie thinking of investing in new zealand is (1) check the facts on capital gains tax etc speak to a property smart accountant here and also in nz (2)auckland units are butter boxes ,i even found a 40 sq mtr 4 bed unit (3) talk to agents who are resellers not the developers or their agents ,the honest ones will tell you the majority of tenants are asian students they sign 12mth leases and as soon as exams are over see you later charlie and you have litterally hundreds of empty units for 2mths until uni starts again,in the last 18mths the prev high rents have been dropping rapidly as the developers keep building ,i counted over 20 cranes in auckland cbd ,i have never seen that in sydney ,look how long it has taken to clear the gluts in sydney and melbourne and they dont have the population or industry like us ,in two trips i spent a mth over there and used a motor home to cover auckland and all the main regional areas nth and sth,my opinion auckland units no way ,the nth shore has some good areas you can make good money doing renos and flipping them and there are good industrial units with good returns, i was flabbergasted at some of there seachange areas prices,my holiday home a waterfrontage at forster keys forster nsw is a bargain at $700000 compared to some of the multi million dollar way over priced properties i saw ,when the bubble bursts over there ,it will make hih look like a tea party ,anyway thats my opinion and it could be worth jack<edited>,so we will have a little joke my friends,WHY do the kiwis drink out of saucers ! because the Aussies won all the cups! ps still a great place for a holiday, i will be going back ,that is if they will let me in Sydneysmart.[baaa]gjedwards

I suggest you get in touch with Chan and Naylor in sydney 89235930 these guys teach accts how to set up correct structures and remember good advice aint cheap,but cheap advice can be bloody expensive,also why buy it if she is leaving it to you? if she needs cash almost any bank will give her non repayable funds to a certain percentage of the property but get advice if her pension is her security blanket,and above all she is mum,make sure whats best for her comes first, i,m sure you will regards Sydneysmart[suave]gjedwards
Hi Dazzling grt topic ,its good making the bucks ,but lifes to short and man and ladies must have fun, well after that we must have some toys my d/driver is a 2005 red 360 ferr,oh s..t,dreaming again ,is a 05 hyundai tucson and yes would recommend one ,next is a 05 VW jumbo transporter, wish i had it when i was the local stud at haberfield,oh well,next is the trusty 80 model toyota hi lux 4wd it lives at the holiday home ,oops i mean investment property,need it for maintaining the gardens dont I,then my desparate bid to hold onto my youth is my HOT ROD a 23 ford t-bucket heaps of chrome and polished aluminium and a very hot 350 twin tunnell ram chev V/8 motor very fast and veeeeery nooooisyor and by the way ,my darling patient wife , well she by choice ladies drives a twin cam 98 hyundai excel ,thats all folks stayed tuned for some serious good news elsewhere in forum,ps ed burtons toy is a porsche [biggrin]

to all the knockers, endre dobozy and his wife kayleen are a young couple in there early thirties, are close friends of ed and kath burton who believe it or not are gods people if you move in circles of self made success you quite often find people who become quite relious ,it is quite common in the very successful amway corp worldwide and no its not a religous cult and yes amway is privately owned by 2 american families except in japan,ask the vanuatu govt what ed and kath do for the children over there,back to endre just moved into a mansion he built over looking the lagoon my wife and i have had the pleasure of being there, endre is an honest and hard working guy, overseas bank accts, companies and mailing addressess are perfectly legal,as you dont understand the real reason for having them ,you will either have to read ed and endres book or go to one of endres seminars in vanuatu,buy lance spicers or margaret lomas books, then ACT,remember talks cheap ,i think that is enough for my first day sydneysmart aka graeme edwards.

i have just read all the ed burton wingers, i have been to a couple of eds seminars and was a gold member for a year ,there was heaps of info it was up to you to learn and move on ,not be held by the hand through all the minefields.lets face it 85% plus who go to the seminars are lookers and seminar junkies,look forever and never act and are quick to rush out and buy all the tapes etc and go home and put them under the bed never to be seen again,successful investors are responsible for there own success and glean ideas from where ever they can ,and then act on that knowledge ,i did and i am enjoying my success every day,did i learn ask nick and mal about the deal i cut them into we made $220000 each 6 mths after settlement,bull<edited> no have the contracts to prove,so cut the crap and bitching for you own jealousy of some one smarter than you and do something positive,i am a 59 year old fart ,but if any young open minded people would like some free advice or mentoring leave a message for me ,all my claims have contracts to back them up wingers or losers dont bother ps, thanks ed what i learnt repaid my investment.[biggrin]
