    How ya doin Giddo , yeh it would be a capital gain scenario as it would be neg geared .
    I may have answered my own question though in that we have just found out that the banks wont lend any substantial amount on these type of retirement units because Govt regulations prohibit them from evicting elderly tenants in the event of a loan default. Understandable really when you think about it . Probably a good oppertunity for a cashed up investor.

    Surely tho , in such a scenario , you wouldnt be losing 75 k as much as craeting 75k worth of equity in your neg geared property ?

    Back to realestate terms , well sort of .
    Whilst I was walking through a house there recently , the agent , behind me , said and here’s the chippy .
    I was looking for the carpenter who had turned up for some reason .
    (wont be fooled by that one again [biggrin] )

    That is pretty much how I figured it would go , but you cant be to careful.
    I am just back in OZ after what Steve would call a fact finding mission to NZ . Was my first ever visit , infact it was my firstever time out of Aust . What a culture shock .
    Much to my amazement I had an offer accepted on the only property I was interested in , cool .

    There is one glaring bussiness opportunity that no one seems to have picked up on yet . On my next visit I will be sending over a shipping container full of flyscreens and exhaust fans . drive around selling them out of a truck – make a fortune .[cap]
