    Why don’t you give it a try…especially if you are living 5 minutes away? If its not your cup of tea then go through an agent next time.
    I manage my own properties but always use direct debits for the weekly rent (which I write up for the prospective tenant with their tenancy agreement), I also make sure I get bond and landlords insurance. A good resource is the “The Landlords Handbook” which can be purchased from most newsagents. Also another tip – make sure your tenancy agreement leaves no room for misinterpretation. Attach an annexure explaining in detail what you expect and have them sign it.

    Thanx for your reply Gross. I’m not sure what you mean by put/call option and 5% exchange? Sorry if I sound dumb – but I’ve never heard of it, can I do this myself or do I need a solicitor? This is my scenario – I’ve put deposit on land which settles next April. Maybe I’ll sell it prior to settlement at a decent profit……is this flipping or onselling and do I need to put this put/call option in….and how?

    Hey Gattaga,

    I wouldn’t be cladding a fibro home, I have had a reasonable amount of experience with Fibro and PAINT is an amazing thing. If the home hasn’t got a Dado band, put some moulding on and give it a lick of paint….different tonings above and below dado, trimmings in a contrasting color and a nice picket fence…..amazing what that can do. I believe half the battle is getting people through the front door! Good luck

    My advice (and it is only my personal opinion) is to stay away from investors clubs and stick with this forum and the somersoft forum and read heaps of books. Both forums have been invaluable to me over the past couple of years and before making my very first investment I would have read every post I possibly could! Best of luck

    I love the creative suggestions re: the palm tree – having a giggle always gets the endorphins going! So Marisa have you advertised ‘Free Palm if you remove’ in the Quokka at all? That way its not costing you to advertise week after week. I’ve got a neighbour that regularly removes unwanted plants and re-plants at the end of our cul-d-sac for street appeal!! I’ll ask if he’s interested if you like?

    Resi, I have already done it myself and am liking the results but this person from the east wants in on the action as well – he can see the growth already but time off work/travel/accomm all prevents him from “Camping Out”.

    Here here Ausprop and Wayne [biggrin]!!!! I spoke to Rod a moment ago and there is only 12 blocks left. Apparently Dune lots are to be released around Feb 06 for around the $300,000 mark – I’d say we got ourselves a good buy – wouldn’t you?!?

    Land wise – I have found in the past that depending on the developer, you could negotiate a rebate for a cash offer. I have been able to negotiate $1500 off the block price as a rebate by signing up CASH not SUBJECT TO FINANCE! Worth a try!?![biggrin]

    I think our year will be a busy one. I may be selling off one of our regional wa properties, getting some cash flow and putting it into something else in metro area. We will also be building a spec home on one of our blocks and may be do a flip here or there, although they are getting difficult to find. I would also like to get more involved in making this spotting thing a business but don’t know where to get started. People are making noises about me setting up deals for them…..any ideas?

    Not sure about the dune lots Ausprop, but Rod mentioned that the next stage of Lindsay Beach wouldn’t be release before Feb 06…..those dune lots look pretty special though don’t they – I read through my specs last night. Looks like there are a few forumites around the neighborhood!!

    I am very happy – picked up one at lunch time today….Your dead right Ausprop, they are definately tight on this one, but I am feeling very confident about this development. See you out there sometime.

    I’m also looking to flip a couple that I have on hand (can’t see anything in the fine print to suggest I can’t) Any current south coastal flippers out there willing to PM me so I can perhaps get clarification in this regard.

    Hi and welcome to this fantastic forum te_khader. I haven’t been on for a while, been a little frantic around my house. I too purchased in Lakelands Mandurah just recently and noticed a very strong demand still – especially with eastern state investors getting in on the action!!! . You were a very clever first time investor getting in there so quickly, well done.

    Thanks KP, I just found out from a friend that the developer’s settlement agent will be able to back up the approx date that the developer gives me……and then I read your post…cheers
