SG, do a search on this forum on trusts. You’ll find a heap of stuff.

I think if you have a mixed portfolio ie NG and PG IPs you can set up a Hybrid trust….or something like that…

    Keep looking up

    Absolutely E-mac,

Most women can, OUT WIT, OUT LAST (yes, i’m meaning what you think i’m meaning) and OUT PLAY ( well maybe not out play) most men. Women are very quick thinkers and will usually win most verbal arguments… this means with four men in the house i retain eternal Queenship… I’ve just got to watch out for the up and comming Princessess[confused2]

There are many methods you can employ to generate a +ive cashflow. We just bought a unit 5 km out of the city of Melbourne and we are making a positive cahflow by wrapping it. So it’s not WHERE it’s HOW [angel]

Helps to have a client who earns a sh*t load of money…

Do your own thing and support each other as much as you can.

We have a group also that was considering throwing our lot in together…but we are now glad we invested using seperate entities as some want to develop, some want to renovate and we are wrapping…

    Ok, i can’t beat LifeX’es but this was embarressinggggg…
After my fifth sambucca shot at the hubby’s work chrissie party ( week ago), i noticed his boss (who was vertically challenged) hanging around me and (i thought) trying to look down my top at my rather ample breasts! I had had enough (or too much) and the next time he came around i pulled open my top and shouted ” Here have a good look then!!” Well he did have a good look and then remarked “Oh, that’s turned me off choc buds for life”. Needless to say my hubby had to drag me home yelling and screaming, and threating the boss that i’d pull down his pants and put everyone of clinkers for life!!

We’ve had three enquiries in the last four weeks and have wrapped all three. Like Stevo says you only need one serious buyer.

The $12,000 FHOG also makes a huge difference

    We have also done both…

the trick when buying first is to buy something that you would live in your self ( might need a paint or new floor coverings, but definetly not a renovators delight). And as FW said, buy at a discount. The houses practically sell themselves

Persistance: the hardest thing about wrapping is getting the confidence, to believe you can put it all together, then it’s too easy ( you’re right Pelicaninvest). Also get yourself a good team and watch the deals roll off the production line…

Well done PaulD, if you’ve done 5 you can do 500!!

Terry, I have my pointer fingers in my ears and I’m singing…”I can’t hear you”

    FW
Frustrating isn’t it ?. I have such momentum at the moment, I hate to see it go to waste.

Anyone with heaps of money who wants to get some hot chicks to spend it for them?

Yep, Mini It just had to be said….
I went to the book launch, met da man, bought the book, read it in one sitting crying and laughing (sometimes at the same time)

The book had everyting…Mystery, romance, tragedy, triumph, comedy and empathy. All in a book about investing !!

I was so inspired i went out and bought five houses. I just pretended i was one of the mappers and set myself a goal.

    The Mappers were truely inspirational

    ResiWealth
With an attitude like that, you will never see the hope providing vendor finance gives to others.
People like you have labeled them and put them in the garbage to rot. It is you that has been screwed by your brittle superiority complex.

    Thank God for ethical wrappers!!

Dear Mini ( and other NZ gurus)
Is it necessary for Aussies to go to NZ to set up their finance, organise a power of attorney, check out the market…etc.

Or can the bird gods (oops!!) do that for us!!

What a load of SHITE !!!

What cost do you place on education? If a person has done the hard yards and is successful in what they have achieved, why not charge to teach others to also follow suit. If you continually think you are being ripped off, you will never learn. Yes! excersise caution and check up on people but change the way you view things and maybe you will also be successful, not just in the monetry sense. Read Antony Robbins book, Unlimited Power ( yep, you might have to buy it). One of the main points: If you want to be successful, imitate those who are successful (not the badies ofcourse). Being afraid to lose your money has stopped a lot of poeple from making money.
