    hi, we are trying to start on a house i have and did a really nice job on an old inner city flat last year .
    allow for some dramas like catching the flu and not being able to lift a paint brush for a week…..
    the flat was easy and fast mostly done in one massive trip to ikea ( and 50 odd trips to bunnings !)
    there were some hassles with the body corp gaining access to the electrical room ,and the buildings old wiring in general had to use their electricians not our friendly one and as i was tiling and needed a power point isolated while i worked around it took a couple of callouts resulting in a large surprise bill at the end.
    due to the size of the flat and the new rules we ended up moving the water heater. which then sprung a leak !
    no biggie but it came right out of our profits

    did a one day reno seminar ,which was a shameless sales pitch for some guys share trading scam
     and during the brief talk about houses the lady said " neutral colours "
    i would like to disagree
    we felt that to really motivate a buyer we needed to engage them and used a strong pallette ….
    six people thought it was good enough to submit offers so i rest my case
    it helps a lot that my wife has a good eye
    so many houses we see are bodge jobs full of stuff out of the discount pile
    or not suited to the target demographic the room or the area

    eg……got a nice claw foot bath for sale in south port 4215 can deliver

    taking a whole year to do a  months work is a hobby not a job
    calculate the tax ,holding intrest, agents  fees etc and factor it in
    then go macdonalds on it
    one deal wont make you rich it is the repetition of a system

    hi ,
    the lesson i keep learning and relearnig is to get the financing right
    have wasted a fortune on break fees, and due to the following  circumstances am about to waste more….
    never lend money to family
    and dont try and help them by letting them live in one of your houses

    hi i have been told minimum size  is as little as 251 sq m here in southport
    tho i think other factors may be relevant
    the local paper had a lot of stuff recently about the council fast tracking simple second dwelling applications on suitable sized blocks
    ( i assume so they dont have to pay for new infastructure out west )
    promising 5 day approval
    ( that may have been the bulletin ,not the council )

    one of my loans was with bank west and they were always great to deal with . i had a really positive experience and found living on the east coast that the time difference in perth worked in my favour ( for once )
    usually the mortgage section of banks if full of anger and bitterness ( i have tried several )
    im thinking you have a valuation problem rather than a bank problem
    but having said that is it possible to try another bank ?
    and a fresh valuation ?

    if it was easy ,cheap and simple everyone would do it

    can you not go there for a weekend ( on frequent flyer points )
    and look at a bunch ?

    then send the inspector around to the best couple having done a "  two for a discount "  deal ?
    or make your offer subject to an inspection being favourable and book it after

    i asked a guy for a deal once based on the fact he lived in the suburb and would not have to travel far
    he was surprisingly receptive to the idea

    ps you might find its such a good deal you want to buy two….
    then how would you feel having only lined up finance for one  ?

    Ok heres a view from the opposite end of the scale….
    I have been interested in Emerald ,Black water and Rockhampton for some time
    so i got a job out here , moved my family etc
    and had a good look around
    and after 9 months we are about to move back to the coast
    having kept my hands in my pockets !

    i know its the LAND  that goes up in value but it its the house that rents out and pays the mortgage
    i like to walk around the neighborhood and check out both

    AND I wont negotiate unless i can see the other party s eyes
    how else do you know you are getting the best deal  ( or is that not important ? )

    If you are an investor $400 and a hotel room will be nothing in the long run
    if you are a gambler  cut out the middle man and slap it on black or red

    back on topic
    I only show my tattoos to people who have tattoos and i only talk about property with people who have some
    ( with the exception of very small children who find both interesting and have no preconceptions about either ! )
    i have found this to be a really good policy

    Be aware that really old lino can contain asbestos.
    its not poison gas but it does need to be removed with care attention and the correct procedure
    google it for the laws in your area
    professional floor sanders are a really good deal
    done a couple my self and have never come close to the results they get

    just did the ikea stuff on my little flat in perth , cheap and easy
    looks nice
    make sure you find the little kit with the wedges and the block and hook tool for tapping them together ( you need the hook tool )
    the bunnings stuff looked a bit cheap and nasty compared to ikea
    i would suggest with a small flat dont get hung up on the per meter price as you have so few meters it only makes a small difference in actual cost

    on the old stock pile at a sheetmetal place,original client had not picked them up

    2c worth on the subplot…..
    for most people wrangling tradies is a very difficult task
    hired a "real chippie " recently to do work on my own house while i was away earning the bucks
    really dissapointed with the result ,gaps and the time and cost blowouts
    i will be painting over all his work
    the plumber scratched my stove turned up a week late and did very shoddy work
    my tools are dewalt and i never skimp on materials

    people have been buying brake pads and oil filters at k mart for years……..

    sydney is tough like that ,there is always some one who would rather pay more and get it over with than keep looking ,and they seem to have a lot more gas in the tank !
    we bought our most recent fix up at auction and it was a good experience.
    we asked before if 5 % would be ok as it was all we had,and after walking away about 5 paces they agreed
    i ignored the agent in my face and in the end it was me and a developer in a porsche….
    he did a wonderful job of slowing things down
    so pretty soon we were bidding in thousands
    he had a fixed price in his head,and i only had to go two grand over that (which was about 20 grand less than my fixed price ! )the family kicked in and tidied the place up tennants were in 2 weeks later
    wish i could do this all the time !

    hi ,to clarify
    while i was looking for a suitable  second hand kitchen i found a new one on e bay , the right shape.
    if you are in queensland the guy also advertises in the trading post
    it took weeks we had to pay up front and they werent ready when i arrived with a truck
    but when it did arrive it looked fantastic was really easy to fit and i would buy one again tomorrow
    ( in an assumed name as i was a bit out of patience…..)

    h norman and various other guys have really good deals on appliance packages
    usually one of the appliances is just about free
    if time is not a problem ( which it wont be as you are waiting for your kitchen to clear customs……)
    you can go on e bay and buy your package one at a time from people who bought the package but for whatever reason dont want or need that part

    i have said it before but it is worth repeating
    do some  in store research as there are some (eastern ) "european brands " which photograph really well but look rough up close

    i really enjoyed his books
    my brother directs tv commercials and keeps "borrowing "them
    read in the paper he was doing a deal with winnebago (or similar) campers and a chinese boat builder to produce the shells in carbon fibre for the us market
    thought that was pretty clever

    had my own business at 22 and easily wasted way more than 10 grand  !

    spend the money !
    cheap paint = many coats
    i have always felt that if you are saving money by doing the job yourself skimping on the materials as well is not a recipe for success

    having said that, i travel to all the bunnings stores nearby when i am painting and go straight to the trolley of half price  "mis tints"
    luckily the policy of hiring back packers and not training them or giving them enough shifts to live off has created a bargain hunters gold mine !
