    Hi , yes toilet is in the same room ,rotten timber flooring under the tiles , been bodged before which obviously didnt work ,so i want to do it properly (tho the idea of re sheeting over the top and putting lino down is tempting , there would be a fairly big step up into the room then ! )
    they have a small child , and one doing final year at high school so im a bit nervous about disruption .
    no property manager , direct .
    exploring my finance options …..

    Hi , thanks , after a previous experience with water damage it never crossed my mind to check the insurance ! I’ll have to give it a look .
    Id love to build an extra room with an en suite , but the house is probably some thing for the developers to tear down and replace down the track , and we arent feeling much love from the bank at the moment !

    Latest developments !

    Left the tribunal thinking it all possibly could have been a mistake and would probably be resolved that afternoon ,

    have given up on the unpaid rent but would like the over paid $600 back…..

    the matter was stood over for a month to allow time for them to track the funds

    After several weeks of no response to my emails ( to  5 e mail accounts , including the principal ) i got a short one saying i would be paid on friday….

    5.17 pm I recieve a proof of payment advice

    We were due back at the tribunal monday morning !

    5 months and not a scrap of politeness or reasonable behavior , waiting till after banking hours was the icing on the cake !

    I am pretty sure I have uncovered a scam where end of lease refunds are puposely made to bounce back into a "shoes and handbags" account

    no one i know has the patience to pursue this sort of thing  and i suspect most people just assume they are going to be ripped off ,

    but dont want to end up on the bad tennants list so dont make too much fuss

    Hi again ! things must be getting busy in southport ……this week I have  had a call from an agent (who I last yelled rude words to and hung up on about 4 years ago ! )

    to see if I had sold my house or was intrested in selling it

    and my father in law who rents around the corner has just been told the owners are listing the house ( always a fun time for a tennant )

    Hi ,Southport is where i live and invested ,but I grew up in Perth…

    its a big suburb a bit like mt lawley with several ' zones' and demographics  It is the business part of the gold coast away from the glitter strip , where you find the court house ,accountants ,the old and new hospital and a shiny new light rail network that could be majorly to your advantage

    Nice brick and tile homes on big blocks on  the hill near the TSS ( the southport school ) and fibro post war cottages given out by the department of defence in the early 50s

    just waiting for a new kitchen and a deck !

    If your property is close to the new hospital or the light rail you are in luck !

    If it was a small dark flat servicing the staff at the old hospital…..good luck !

    It has been in the doldrums for the last few years but appears to be turning with a LOT of money being spent by council and government ,and my dog walks are no longer  a depressing count of for sale signs covered in moss !

    Anecdotally ….two people  have bought in my street and spent serious time and money renovating houses ( ie spending a hundred grand on a sub 400 thousand dollar house )

    So finally people are seeing the value i saw years ago….. Or the new hospital no longer has a psyc ward !

    call the agent , get this weeks value ,and current rental appraisal , call the bank and see what rate they can do if you/they refinance and do some sums !

    hi latest developments .

    went to the tribunal ,

    Everyone seems to be on first name basis  , so its not too threatening for the agent !

    Im not on the lease so in legal no mans land…..

    In the quiet room we found that They had refunded the $600 quite quickly ,without notifying me , into an account number with digits missing ,Still waiting to hear if they have found it ( couple of weeks and counting )

    The agent told a story quite similar to my friend's with herself as the victim and my friend as the agressor , and produced rental records with a lot of late payments and text messages highlighted so I guess I have to concede that one and hit up my friend

    What have I learned ?

    People are not always as they present themselves to be

    communication saves a lot of confusion

    really check before you push confirm for online payments !!!!!

    Good point , Im keen to treat it as a learning excercise so will do the tribunal ( unless they magically pay by my nominated date )

    my reading made me wonder if as i dont have a lease im not going to be recognised , but its probably in my best interests to be treated as such

    any idea what property managers get paid ?

    (Im sick of working in the rain  )

     to clarify I live in qld ,but am down in  nsw for a short term  job

    Interest only is worth a good hard look ,as it increases your ability to hold more property ,for less weekly spend

    and concentrate on reducing your non tax deductable personal home

    my loans all clicked over to  p and e after a few years anyway in which case you can re evaluate

    Try REALLY HARD not to cross collateralize !

    if you need to sell a property cos its a dog or to pay down some debt ( say if interest rates went up one day in the future ) you can end up paying a lot of bank fees on a couple of properties to do one simple task….

    And refinancing can be a hassle cos everthing is interconnected ( dont try refinancing or buying a new one when you are" in between" tennants on one house ! )

    keep it simple , dont get too fussed about tax avoidance ……its a little cherry on top not the main aim of the game !

    due to lack of response i sent a registered letter ,and at least got an e mail today.

    using words like" alledged " and  " in good faith "

    they are treating it as an over payment and due to our lack of a rental agreement need permission from my friend to repay $ 600 ( when the owner gives it back ! )

    we think the ( alleged ) arrears comes from my friend paying the rent over a week early every month so that it would clear the "system "

    in time for the first of the month when her rent was due .

    So the few bucks for a registered letter  was worth it  to at least start a dialogue

    sadly as im not on the lease im not invited !

    this has certainly squashed my dream of starting a property maintenance business !

    can you do a Spiral staircase ? or knock out a wall and make a 2 bed 2 bath ?

    my little one bed flat was hard to finance ,but easy to rent for over 10 years  and sold  quickly when i needed the cash ( after a tidy up , which was cheap as it was small ! )

    i wish i had have bought a few  !

    when you go to sell
    choose the time for your home opens to show the property in its best  light
    for me that was before 11 am
    late model cars with no engine mods……

    do the windows
    we moved a door about 3 feet over and were amazed at the difference it made
    the sound was being funneled in  ,moving the door way a bit  made a difference with only a sheet of gyprock  in place
    and the new door open !
    pop on your feng shui hat and………
    have a good long look at your place and think of ways to fill all the  cracks and gaps
     check the insulation the government installed is fitting nicely
    and if you cant move the door make sure it is of solid construction and fitting nicely
    is it possible to build a front fence ? or a screen
    out of besser block or something solid
    spent years on main roads as it was all i could afford
    on the positive side  towing companies used to pay a kick back when i called up after an accident !

    hi ,not sure what the name is,the nice man at h. norman sent me there when we realised it would be weeks before we could get our stove
    street runs parrallel to scarb bch road and its 1 or 2 into the industrial area…….
    hope this helps a bit

    if you arent in a rush i reccommend looking at h norman we bought a complete kitchen package on " managers special " and  arranged  for pickup to suit our renovations ( 2 months later ! )
    usual time frame is a couple of weeks but as i dont live in perth that didnt suit

    ikea hands down , the bench tops are much nicer !
    while you are at ikea there is a damaged stock type appliance outlet place in osbourne park they have discontinued lines and minor damage ( though i never saw any evidence of this , i wanted a specific type of oven and they sourced one up for me in a day !)
    one of the main advantages of this type of shop is that you can load the oven and range hood into your car right away
    often shopping at the big name electrical discounter who advertises a lot involves waiting some weeks for stock to arrive
    having said that its worth a stroll through as they have great package deals and you can even get a kitchen sink there !

    buy some hole saws and dont be afraid to trim a bit out of the back of the sink cupboard, and top drawer. there is never enough room for the services to go in !

    hi for family  i reckon at least a hundred percent ! ( up front if possible …..)
    while you and your brother are still friends i suggest you write up an agreement that explores a few worst case scenarios and features a time line for payments , and an impartial mediatior ( like yer mum) be nominated so that the agreement and the business can still work when you are no longer speaking….
    and while on the subject minimum standards for bookkeeping, personal grooming ,staff selection and any thing else that will cause you concern

    this should be a golden opportunity for families to work together and really help each other, i truly believe that
    sadly my recent experiences have had a 100% failure rate and if the bank wont lend then you are taking on a big responsabilty with a warning label attatched
    have you asked about vendor finance ? and old man finance company ?( try and share the debt round a bit ! )

     had to sell a crossed property last year, it was financed before the global financial thingo and i had fixed my rate and put everything with the same bank….
    during that time the lvr 's had magically changed so i was unable to pay down my personal mortgage as the funds had to be directed at the other investment property
    there were a lot of break fees and lots of small fees ( $ 300 sized ) and charges
    i feel i would have achieved a  MUCH better result if the one bank didnt have so much control
    as a side note……selling the property i had the most equity in and moving the funds around didnt help anyone but the bank
    in future i would set up so i could cut the " dogs " loose first
    sadly the newer property hadnt grown in equity enough to pay out the break fees , and i had lent everything i could to someone else who was in a crisis….
    possibly this is  the worst case scenario, but it happened to me

    hi , my parents did this  and it is an unusual long skinny room.
    no one really knows what to do with it ,though if you have a big train set or a pool table it would be perfect !
    i would suggest really thinking hard about where to put the door and insulation for sound and warmth ( the folks didnt and it is cold ,with a door in the middle of the room affecting the layout )
