    Good points of distinction.

    Have you thought about desirability.

    I feel its a bit different to to quality in its own right.

    The more desirable the property, the more emotional people get over them, for renting and fro reselling if need be.

    There are those that LET it happen, and there are those that MAKE it happen!!

    Hey Gazza,
    Im really suprised that a so called Finacial Adviser can make calls on other peoples money when nine times out of ten they have no money themselves. Why is this so?

    Might be worth asking him what hes worth and how did he end up with so much abundance/lack in his life. The expression on his face will match his answer.

    Yeah Peter,

    Real estate agents are like puppy dogs, dont let them boss you around. Take control of the situation. The agent will feel this and back off depending on his personality. Show little confidence and theyll give you the full sales pitch. Alternatively, your self confidence overrides their level of professionalism and they buckle at the knees.
    Our last purchase, the real estate agent ended up talking the vendor down to our second offer!! which was still $30K below their asking price!

    Cant agree with you more on your comments.

    Point of interest, Kalgoorlie is a hot spot at the moment.
    Rental vacancies are below 2.5%.
    On average, median house prices have risen 6% in the past six months. With the Gold price as steady as it has been, projections are for property prices to push up around the 10% mark between now and the end of the year!

    Gday Mark,

    You said Perth, thats great, hope I can sway you to move around the Bicton/Ardross area. Its a great location, right on the swan river.

    With the equity youve got, if you do pump all of your money into a house, you can then get an equity loan (line of credit), to then be able to purchase a house in a more preferrable area. The interest you would be paying on a line of credit would be minimal compared to a standard mortgage and drip feed set up.

    You said you had found a suburb with historic figures of 130% in 5 years. Where is this?

    Cant recommend Anthony Robbins enough, the guy has the gift of getting right into thecore of your beliefs and helping you attack anyhting which may be holding you back.

    Ive also come accross another book by Naploean Hill title Think and Grow Rich. This is my bible, it has a full chapter dedicated to overcoming fear.

    Hi Duane,

    I know what you are saying, I feel as if im in the same boat. Here in Kalgoorlie the market is going off with people building and selling, same as Perth.
    Most of this forum seems to be dedicated to wraps etc. Great concept and I hope to have the cash soon to see Steve in a seminar, but until then Ill have to keep researching.

    Peter,

    I can see where you are coming from. We have just purchased an investment property in Kalgoorlie. We had been watching the vacancy rates, the purchase prices, and knew when the time was right. Three months ago, prices had hit rock bottom and we grabbed the bull by the horns. A $100K property with old fibro, 3 bed house (90% renovated) on 1012 sqm of land, zoned R20, which we were able to purchase for $88K.

    The market has now had a complete turnaround, and the same property is valued at $130K – $135K !!!.
    Most of the value has come from the land holding, which we hope to exploit further through a survey strata etc.

    I believe that scores like this can be made anywhere, as long as you can watch the cycles, buy at rockbottom, and sell when the cycle is high.

    I wouldve done an inspection first, and why hadnt there been one in the two years previous?

    Hey Young Gun,

    Im always on the look out for books etc on developments etc. Ive found some good info written by Craig turnbull in Its easy to be a property multi-millionaire.

    Bear in mind that since the gst has come in, profits as high as Danny and Paul probably told you (30-40%) dont exist anymore. Have heard a more realistic range of 5-15%.

    Nice return, just remember that net return compensates for lack of quality and desirability.
    How long has the property been on the market?
    When was the last unit in the block sold and how much?
    Is there the possibility of increasing the value through renovation?
    And if they are keen to get rid of it, find out why. You may be able to get it for a steal. Id start with an offer of about $35K and bargain from there.
    You make the most of your equity in the short term when you buy!

    I also use clauses for renovations/additions etc – have they been council approved, and if not the vendor has obtain approval before settlement.

    Deep sewerage or sewer tanks are in accordance with the health act,
    and written confirmation that the property is zoned what they say it is, ie R20 at 10012sqm.

    Hi Robert,

    With such a general question it is a bit hard to suggest what needs doing to your property. There are so many things you can do. I feel from what youve said, the most important thing is that you have to find a tenant.

    If you are using a real estate agent then get rid of them and find one who will at least give you a couple of pointers if they cant rent your house for you.

    It pays to have professional management.

    In regard to the house, you need a clutter free, tidy, low maintenace yard. It has to be at least a little appealing on the eye, no loose panels or different colour roof sheets etc. The interior doesnt have to be spot on , but it must be CLEAN, especially the bathroom , kitchen etc.

    As for the area, theres not really too much you can do, unless you also live in the area. If you do, you can always start up a local street party, even if its just your street, where everyone helps each other out ie renovations, gardening, improvements etc. You may find the whole neighborhood might join in. Before long it may be the best part of town.

    If that doesnt work , sell it, and find a more suitable vehicle for your investment dreams.

    Hi Ryan,

    Ive been looking everywhere for the info that came with the video, but I mustve thrown it out.
    I know at the start of the video they had some details, but alas my vhs is broken. I will try and come up with an answer for you. It really is a good learning tool as you can go over and over the info.I have a book here from Paul Hanna, You Can Sell It. In the back it has his persoanal email, you might want to try that in the meantime.

    Hi Dave,

    Danny & Paul were meant to come to Kalgoorlie for a seminar, but couldnt muster up the numbers. As a result they sent me a video of one of their Melbourne seminars (4 hours worth!) I have watched this video 3-4 times and love going back over all the info. If you ask me, the seminar would be well worth it, and their followup course looks really enticing.
