    Fredo,

               Any valuer basically works on suburb and size of your investment. Access to schools, shopping centres and public transport raise the price of the investment. Firstly any valuer or valor has a set price for a suburb. Eg A property n Cannington is worth $350,000 for 650m2 of land. From there the price can rise if public transport, schools, parks and shopipng centres are easily accesible. So lets say there's a 3×2 single story home on there. You could now be looking at $580,000 depending on the state of the home. Is it new? Is it old and needs alot of work? Is it worth fixing at all? And lastly residential coding is taken into consideration. Is the house worth knocking down and building 3 units in lieu of the residing home once again raising the price. In answer to your question, yes they do have an idea after a little research but only vague until they actually inspect things.

    Ring up your council anonymously don't tell them the address or anything. All councils deal with things differently

    You will find alot of people don't need it furnished and if they do get it furnished they have to look for somewhere to stash their belongings in the meantime they are living in your dwelling. So giving an option would be ideal. But at this stage I would put the dwelling up on the holiday market as many will be traveling to the gold coast and being new up on there it should sell out a few days pretty quickly as all the other holiday homes will be booked up already during these time.

    As for the renting issue I suggest to hold on to the same agent till the beginning of Febuary. Your agent lied to you. getting new rental leasers is hard as of November. No-one wants to move carrying the extra stress from Christmas shopping aswell. That basic principal applies with investment building. You don't look at building just before Christmas… You look at pushing for handover just before Christmas, ready to rent out the beginning of next year.
