									<content:encoded><![CDATA[<p>With commercial RE as long as it&#8217;s not illegal, than any deal you make is as good as any other. i.e you don&#8217;t need to pay for it, if the tenant wants it, than they pay for it.<br />
So it&#8217;s up to you. Do you want happier tenants? Andrew&#8217;s 50-50 is a good idea. depend on the tenant though.</p>
<p>I know this post was from dec, so OP how did you get on?</p>

Strata and DA&#8230; Could be trouble, perhaps you made need a change the use, supply parking, fire rating etc, when your on the fringe of doing things incorrectly than it&#8217;s like walking a knife edge.<br />

Once you get into reasonable size commercial, it&#8217;s a little more professional than a webjet style website. Could have a place in the market though.</p>

We found in the research we did that you get into a different market, owner occupier as the units are smaller and cheaper than the whole, rather than straight investors.<br />
