Yes, you would be entitled to rent at the previous arrangement, however establishing what that arrangement was may prove tricky.
Also, without a condition report who’s to say what condition the property was in when the tenant moved in.
May be better to offer a cash incentive (or perhaps offering a discount on the rent owing??) for moving out in exchange for gettin gthe house back in a tidy condition.
Yes – you could up and down trying to enforce your legal rights, but my experience is that this does very little to work towards a speedy outcome.

so…. aside from a little bit of afternoon fun, the moral of the story is that capital appreciation must be over:
1. Purchase costs;
2. Holding costs;
3. Any negative cashflow; and
4. Inflationin order to provide a genuine profit.
(Apologies again about the slight mix up with the sales costs, the original question should have read 2.5% rather than 2.25%… [blush])

Let’s bring this thread back to it’s basics.
Jo, you ask about 8% yields. I think that properties offering this sort of return are like red cars… once you start looking for them they are all over the place [smiling]
I think that’s way Kay Henry was trying to say… they are out there but it’s a matter of looking rather than being led to a particular area.
Having said that, Richmond has listed out some areas where such deals may be more commonplace than other but there will be houses there that offer all sorts of yields.
As for the issue re: moderators asking questions – what’s wrong with this? They’re here to lend a helping hand and don’t hold out to be investing experts.

Sorry, I’ve been very busy writing book #2, which includes a detailed look into the MAP process… much, much more than I could write here.
Yes, it seems that those outside of the program may have been unsure about the goal – but it always was to control $1m worth of r/e in 12 months. The idea was not so much to gain equity, but rather a source of income from the property.
A quick snap shot though – 21 people started. 8 have left for a mixture of personal and other reasons (such as personality conflicts, thinking the program was something else than it really was, etc.)
Of those remaining I expect that 11 of the 13 will surpass the goal – currently 9 of the 13 have.
A quick financial snapshot of the result (from memory)…
$11m of property acquired.
$3m of equity / profit made
$770k of gross incomeComparing the income figure to property acquired is a little misleading as some participants wanted equity above cashflow which thrown the numbers out.
I’ll provide more info once the program ends.
And no… I don’t plan to run it again at this stage.
