    We agree Colin.

We are presently configuring a plug in that will allow logged in members with various ‘view options’, including latest posts, active topics, etc.

We are also upgrading the page that comes up after members have logged in so they can have a list of new posts since they last logged in.

Expect something within the next 2 weeks.

    Hi Ollie,

I think a common goal of all investors is to make money, but few ever really stop to think ‘how’, ‘when’, and ‘why’.

So let me ask some questions, with your answers then providing guidance on what direction is best for you in respect to the property and strategy to adopt:

    1. What profit do you want: income or growth (pick one)?
    2. How…[Read more]

    Granted,

    In respect to your questions:

    1. You should pick an area that you have an interest in, that you can afford to buy in, where there is a market for your end product, and where the planning laws are suitable for the strategy you hope to execute. Good deals exist everywhere, provided you can solve them in a cost effective manner using skill…[Read more]

    Hi Richard,

Why not make the post here so we can all learn and just change the names and address details?

Sadly, posts like this that direct people to PM aren’t helpful to promote discussion.

Right… let’s take a closer look at this idea.

Equity can be defined as the difference between a property’s value and the amount of debt carried against it. Alternatively, it can be defined as the difference between current market value and carrying cost.

I think in this case you are asking how can I manufacture an increase in value by…[Read more]

    Thanks for your posts here.

We are reading your suggestions, and we are making good progress with many changes you’ve requested.

For instance, this week we will be providing the viewing options for latest posts, fixing bugs with the thumbs up / thumbs down ( bug with the plug in source code which we have fixed for them). We are also inching…[Read more]

    I won’t be bullied Freckle.

You came to this site with a false name, your mask your IP, you write abusive and disrespectful posts.

This is my site, paid for by my money, and it is a community that I have held dear from day one.

    Enough is enough.

    Hey there.
The problem you’re going to have is that in the current market, just about every valuer would value the property based on what you paid, as opposed to a higher value.
The exceptions are if you can find a lender to lend on an ‘as if complete’ basis – namely what the property might be worth once the renos were done.
    This used to be…[Read more]

Depends what you’re looking for. If it was generic growth I think Sydney or Brisbane is better value than Melbourne, Perth or Adelaide right now. Of course, things will change over time.

I think it’s time you find another place to frequent Freckle. We clearly can’t meet your expectations.
I’ll regrettably organise my team to terminate your account to save you the inconvenience.

  • SteveMcKnight replied to the topic Tax Deductible on IP in the forum Help Needed! 12 years, 1 month ago

    Hi,
    To answer your questions:
    1. How does that work, do I get to claim that back every year?
As has been mentioned, it is the interest on the loan, rather than the loan itself, that is tax deductible. Principal repayments are not tax deductions.
    2. How much would I get to claim back on $450,000 (my current income is very low only 30k)
    None of the…[Read more]

Thanks Jamie, for the suggestions and the respect.
I’ll get the team to look into your log in asap.
Yes, I concur about the information access and usability. These are high priorities for us.
Again, any ideas / specifics for upgrades are very welcome.

Yeah… I agree about the visual difficulties.
Seems unnecessary busy despite there being so much white space. That’s an easy fix though.
The bigger issue is the platform change, and that seems to be holding up well.

    Freckle,
When you go to dinner at a friend’s house, to you comment about how much you dislike the new decor?
Why not apply that genius brain of yours and come up with some constructive criticism?
I for one would like to know:
    a. What specifically you don’t like; and
    b. What specifically we could do to improve; and
    c. What specifically would you…[Read more]

    Hi,
Much of what you don’t see is where the changes have been happening as me moved from Drupal and WordPress.
The visual gives us something to work from a lot easier than before, but it is pretty raw.
    Ideas for improvement are welcome.
