    I have travelled the world extensively, and the only 2 counties i would ever consider bringing my children up in is Australia & New Zealand

    Hi Team

    as I started this post back on the 16th Jan 2004 I just wanted to say how impressed I am with all your help, I recieved a call from Westpac last week asking me for my Aussie postal address as they would send me from NZ an aplication to open AN ACCOUNT, but I like the ANZ approach beeter it seems to be faster.

    most apartments are 2 bedroom must ask about the car park though.

    Hi all as I started this post I think I should fill you in on what has happened since, bye the way thanks for all your comments, I visited withAlastair Browne today part of the Conrad Properties Pty ltd group, they currently are working out of a small very hot office in Sydney, Castlereigh Street, this guy had just moved over from NZ to flod these apartments off, can you believe the bloke was a bit hung over, I could smell it all over his breath, apart from this he was auite nice ( most kiwi’s are).

    Heres the deal

    off the plan selling, completion date is Jan 2006, prices range from $230,000 – $360,000, consists of 300 apartments situated slap bang in the middle of Auckland CBD, close to Uni, Aotea Centre (similar to Sydney Entertainment Centra) Auckland Centre Point Tower, K Road similar to Kings Cross etc, great location. Auckalnd growing at 5% per year very similar city to Sydney but smaller and not as naughty.

    Body corporate fees of $1800 per annum, $400 per week rent, apartments are not serviced, they have agents who will finds tenants for you, on site property manager, swimming pool, gym, shops etc all on site, they say banks will lend up to a maximum of 85% of purchase so by completion in 2 years you must have 15% equity (which they think is no problem) or have avaliable funds. Deposits bonds are avaliable whereby you can borrow from any equity you have in property to close the deal, he didn’t come across to pushy, probably because he was burping and saying sorry all the time, let me know your thought on this one, I respect all your oponions.

    Hi Thanks westan

    my loan is with RESI in NZ can I have an account with them and also can my tenants pay into this account, I heard that it is hard to open an account in Aus as there are some ID concerns.

    Maybe we can contact each other please provide your contact details and I will contact you some time this week end. apreciate al your help.

    Yeah definately, do your due dilligence.

    not just with Wanganui though with all property you purchase Steve has an excellent program called buyers beware, I use the templates they are awesome.

    I settled on my property in Wanganui 3 weeks ago, yes everyone go there, direct to Palmerston North about a 45 minute drive to Wanganui, just incase you are wondering who the Mongrel Mob are they are a gang, when I lived in Wanganui they were mainly based around Castlecliff, Gonville etc, don’t let this turn you off thiose area’s though because these are where the potentiail bargins are..due dilligence remeber….

    maybe think about spotter fees, susie langmaid, I am going over soon, just a thought.

    on the outskirts of Wanganui is Marton, Nestle have a big manufacturing plant there, now is the time to pounce for wanganui. Mini Sooshie I have heard heaps about you guys from Susie.

    yes tongue and cheek, wanganui is a beautiful place, plenty of oppt but do your due dilligence, some great people on this qurom can be god spotters.

    Yes wanganui is a great place to live.

    Hi I am a born and bred wanganui boy living in sydney now, no keep away from the place it’s a dump (by the way I have just purchased an investment proprty there, purchased for 35k beach fron, govt valuation 55k no money doen deposit, tenants longterm paying $100 per week, all my trips home now are tax deductible,Wanganui they call it the river city, I have a friend susie langmaid who is doing the reno thing i wanganui, she loves it, you think aussies are nice, move to wanganui.

    be sure to do your due dilligence though I did, even though I know the area.
