    Just as a sidebar to all this – the property l have just purchased has a zig zag in the fenceline.
    It goes 50/50 and is covered by a solicitors letter.
    l have arranged with the neighbor to reinstate the fence line to it’s prpoper position.

    l was advised by a friend who had spent many years on the local Council that as long as the rates had been paid, no arrears, then Adverse Possession could not apply.

    Like you l thought long and hard before buying and had a lukewarm solicitor who was not much help.

    Hi Devine

    l remember being told that bitumin could not be layed properly once the ground temperature got too cold.
    This was why the road crews went quiet in the winter, if this is the case you may be waiting for warmer weather before the road is finished.

    I am in Central Victoria and it will have cost me approx $17,000 and 10 months by the time the new titles are issued on my 2 block subdivision of PPOR.

    So don’t be in a hurry!!

    Hi Jen

    Having the 10%deposit helps tie you to the deal as far as the agent is concerned and helps them prove to the vendor that they are doing their job.
    The 10% is supposed to approximate the damages that would be awarded by the courts if you reneged on the contract.
    That shouldn’t stop you offering less, like 5%.
    Some forum dwellers stump up the 10% as a sign of good faith where others are of the view that the longer $$$ stay in your account the better, particularly on a long settlement.

    Hi Surrey

    I have got four fans in my place 3 are Wattmaster/Lansons from Laurence & Hanson elec wholesalers. The other is a Kmart cheapie

    The 3 bladed metal one is in the kitchen, easy to clean and pushes more air but you get the ‘chopping’ noise at high speed.

    The rest are 4 bladers in the bedrooms, they are quieter with wooden blades but less air movement.

    The Kmart special is the buzzer, l would not get another cheap fan.

    Hello Familyfirst

    l would be checking for UG utility easements & and property drainage requirements – having to negotiate easements for drainage across other properties is a time consuming, costly and sometimes friutless undertaking

    It would seem you need to be asking to see a copy of the Waterboards Water Asset Location plan for that street or block.

    Neither the original title or the new survey for the 2 new titles identify this sewer easement.
    However the surveyor has included the new drainage easement requested by Council.

    As l said it is a rude surprise, l will be asking a couple of pointed questions on Monday.

    Am l paying Good money for Bad advice??

    i am someone who wants to believe. i would love to have faith and to me GOD makes sense. but what i dont have is the ability to take a LEAP OF FAITH….and say that jesus is the son of god…..

    That was the position l took for many years after the black and white certainties of youth had given away to the greys (not in the hair!!, well yeah some) of maturity. Faith is such a personal thing that l could only talk of it in terms of what it means to me.

    But be assured you are a ‘Child of the Universe’ either way you look at it.
    – As a scientist the atoms we are made of were created in the heart of dying stars
    – As a person of Faith you were created by your God

    if the block slopes away from the street, and you cannot get the stormwater away without an easement, then don’t bother, (there are easier deals out there)

    Tony is right on the money there!!

    I am looking at a 3 month hold up on a subdivision of my own block for that very reason.

    I can’t get a builder until March 2005 otherwise l would be tearing my hair out
