    Hi Qlds007….great name that it took a while but if twigged…lol

    Is the loan P & I / O, fixed or variable and with whom. ?
    The loan i have is an I/O loan and is variable at this stage.  I have a relatively small mortgage.  House Val $380,000 loan $85,000
    Can rent at approx $320 a week

    Will you buying a new PPOR in the near future or renting for a while ?

    I don't think so i am looking at renting.  Reason for not buying a PPOR at this stage is because i would have a large Non deductible debt so i would say i would be better of selling my PPOR if i was to buy another one for myself.  Also the numbers look better by me renting.

    Do you have any other non deductible expenses ?

    i only have a small LOC that is around $20000 just in case type of thing. 

    So Current PPOR val 380000  Owe 85000  and LOC 20000 NON DEDUCTIBLE  Have a LOC investment account  attached this is deductible interest.

    Also have an IP Val $450000  owe $250000  Have LOC set up but not used yet this would be tax deductible.

    Rents $420 a week

    I would tread very cautiously in this type of enviroment.  The uncertainty seen has not been experienced by many.  There is bad news after bad news from the United states .  A few years ago RTs suggestion  would've been appropriate.

    I would at this time take a conservative approach no LMI.

    I stand to be corrected by thats my view.

    Why is commonsense knowledge always have a cost attached to it. 

    If you go around and notice people renovating stop by and have a chat the information they impart is amazing and at NO CHARGE.

    Its just another way of making money, thats all, these people get a taste via there own investments then milk it.

    If you feel you need to pay to get the knowledge you will pay as always no gurantees of success of course.

    Could you elaborate on this:

    The way to do it to decrease your payments AND rate and save $$$ is to consolidate a car debt (or similar) into the homeloan as a split, with the new split loan term at four or five years (not 25 or 30) as the case may be, at the homeloan rate,

    Just a question:
    If one buys property with land  say 800m2.  Lets say its on a corner and the house is in a position where it is easy to subdivide it in half.

    Is all of the above the process to have to go through, for just one diviision of land.

    HI all

    Interesting this asbestos topic as i have thought about all those positive cashflow properties that are x housing commission etc.

    If one purchased these could the tenants have a claim on you if they get sick and indicate it is due to the asbestos.

    Could you explain how vendor finance works in SA.

    Hi all

    Just thought i would update you. I had a person from the comany come and see me. He took a walk around etc and indicated he would write a report to his boss etc.

    He said this was common and not something extraordinary with the dryness at the moment and with the type of reactive soil etc.

    He stated the company really didn’t have to do anything but they are fair minded and more than likely would fix the crack as long as i painted it myself.

    He indicated to let things settle and get it fixed around Feb-march.

    He stated that insurance wouldn’t cover this sort of thing.

    He also stated that what he told me would more than likely be repeated by a structural engineer for a cost of around $300-$500.

    I stated i was considering going to the insurance company when he replied with what i indicated.

    I mentioned the crack was an eye sore and people noticed and asked who built this house.

    I aslo mentioned that i was going to get a reval done but now had to put it off because of this.

    I will wait for his report and recommendation in writing, and see where i go from there.

    Something that also came to mind there is definitely a gap that wasn’t there before at the side of the house from where the pavers joined at the bottom of the side wall.

    Hi all

    Thanks for your responses and i will try and clarify what may not have been clear.

    The Villa is Torrens titled and stand alone not strata

    I am the second owner i bought from previous owner but all the paperwork re: footings / design / 25 year strucural gurantee i have.

    I bought the property 3 years ago.

    The property is not rented out family members live in it.

    Yes it is a clay soil and is reactive however the footings were done with this in mind and is documented to accomodate this character of the soil for this area.

    I have contacted the builder and they have organised for someone to take a look at it.

    The crack is only at that point in the house from a corner to the other side of the hallway.

    Should i also contact my insurance company or see what the builder has to say.

    Hi all

    I think that Jenman is against particular systems as they can be manipulated to the unwary and exploited and in the hands of unscrupolous individuals people get financially hurt.

    Let me tell you a story, about 2-3 years ago i was having some serious issues with a property and no one would give me a friendly chat to help me out.

    It was generalisations and those that were in a position to help wanted to charge me which at the time i could not afford or give me 5 minutes free.

    In a bit of desperation i emailed Neil Jenman at 0200am and got a reply within 10 minutes NOW thats impressive.

    Here i was a total stranger to him and we exchanged quite a few emails that morning and he was interested and guess what at no charge.

    He put me onto some names and contacts and the rest was left to me to follow up.

    YES i think we do need people like Neil Jenman if only those that were attending some very high price seminars in recent times had listened to him.
