    Hi guys,

    When subdividing it is best talking to a land surveyor as your first point of call. They can help with providing all the steps involved and will know the council requirements in your area.

    You (or any surveyor) can conduct a title search for you which shows the title plan, along with the owner of the property and any mortgages it may have etc. Not quite a deed but if you’re needing the information for the property it is significantly cheaper (around $40-$50).

    I see you’ve already received a lot of advice for your questions, however if you like I can send you some pdf’s and checklists for subdivision, along with the requirements Frankston council has for subdivision. I have done a bit of work down that way and am more than happy to help you out.     It’s fine to ask questions, I often get people on the street asking exactly what we do. In summary, we provide the services needed to apply for building / planning permits along with getting subdivisions through council. We conduct surveys to give a depiction of what the subject site looks like, along with overlooking properties. We show you where your boundaries sit according to title so that if you plan to subdivide and build on the boundary so as not to encroach on neighbors. Along with these services we do building setouts for new dwellings, along with provide neighborhood depictions for council.

    I have plenty of information on my website (link in signature) along with example surveys, and am always happy to give free quotes or simply provide helpful hints, tips and checklists to any keen developers.
