    Yes , I ‘ve also heard that the mines there are gearing up again .
    I was looking at some of those duplex type places in Roseberry in sept … low workers’ rents guaranteed paid direct to landlord by mining company , fixed term contract . RE agent was saying rents could go up , say from $60/wk to ~$100/wk after contract ….hmmm I wonder .
    Lack of PMs in that area would be a real worry .
    A lot of those buildings seem quite ancient too.

    …I think this would make excellent song lyrics..!
    the band is , of course , “The Baby Boomers” (but don’t worry all generations are welcome)
    …any takers for lead singer ? The song will work best on GMA or some other silly breakfast TV …get all the consumers before they go to work . ….oh yeah , it’s gotta have plenty of banjo.

    Hello Byronent,
    A while back I got a bit excited about a $30K property in Norseman bringing in apparently $100/week . When I spoke to agents there ( well Esperance actually ) they said likely to sit on empty property for quite a while .
    No I’m right thanks.

    Hello ,
    I’ve been with EBM ( “Rentcover”, Landlord Contents ) for about 5 years. I’ve made some claims and they’ve been very good . Used in conjunction with good PM is essential as any dispute with tennant can mess up claim also if not handled correctly ( + record keeping etc ) I then have insurer report and pay direct to me , not via Agent .

    Hey Marc1 I think you are spot on with your observations about the NSW Govt treating Property Investors as soft targets. Got it in one . God damn it,makes you want to get right out of NSW hey….and go …anywhere else ha ha.
    And speaking of comedy ….the words of our dearly departed Rodney Dangerfield …”Comedy huh?! ..it’s in my blood ..I wish it was in my act”

    Strata Insurers not my insurer but they settled direct to me in a claim recently . I was surprised how lovely they were . Ciao ,M

    Hello Twilight ,
    I’m with EBM and have had a couple of claims
    settled with them over the last 5 years.
    They’ve been very good.
    That insurance has definitely saved me in those situations.
    Also CGU were great when I had a claim done thru strata recently.

    Thanks folks for the handy hints on valuers etc.
    …just confirms it is indeed another little rort the banks are bunging on us . It really is absurd that a bank says it will only recognise it’s own valuer’s report , mysteries of the business hey ! Regards, MLV

    Valuers !
    Seems most unusual to get disparity between valuers on a property. To me that just highlights another nice little earner for the banks. One time it I went to three different banks before I was successful raising funds against a property I have. Each bank insisted only their valuer…yeah right, all three came in exactly the same …waste of time and money . Is there a way to get around this ? Cheers , MLV

    Hey thanks for replies Sue “preciserealty” and “showmethemoney” …I’ll check those things out . At the same time I’m looking at a couple of small CF+ places I’ve found out of major cities but, so far , banks saying they won’t lend in those postcodes, great ! grrr. Cheers, M

    Yes , point taken, it’s a bit of quandry.
    I’m wondering how much more CG Tax I would be up for if I sold 2 in the one year rather than across 2 years, as I’m inclined to just get on with it now. The other 3 would then be cf+ …I would then rebuild from there .
    Time for the accountant hey.
