    Seller will not go bankrupt. The sell will have enought equity to cover the debt. Any thoughts on what I might put in the contract? I am going to another lawyer tomorrow.

    Having got my bil for 2005 tax year from my accountant I thought I might have to go to the doctor first for heart medication. I phoned to discuss the bill but I got no joy. Hate to think how much that phone call will cost. I did learn a couple of things. You can get accounting programs that will help you organise all your expenses that give you a running total, then at the end of the year you just hand the total figures to your accountant. Your property manager will give you an end of year statement. That will give you total rent recieved for each property, management fee ect. Any other expenses eg. phone postage, milage, repairs,rates, bank statement (interest on loans) organise into a summary then give the totals to the accountant. This will keep the accountants time to a minimum and therfore their cost down.

    Hi

    In the letter from the accountant he claims that there have been about 25 statements from the property manager that they have not recieved. The funny things is the property manager sends the statements to the accounant and they copy it and sent me the originals. Of the 25 lost statements the accounant has sent me 20 of the lost statements saying that they have copies on their files.

    Hi

    Thanks for the info. As for the tenants I tinks I am almost there. She said that she woulkd leave, I suppose that a start, but having said that that was almost 3 mths ago. I have a meeting with her tomorrow, it also appears that she is making a habit of paying the rent late so 2 form 11? have been sent already. I have offered to release her bond when she find another place and a cash amount to help with moving and additional rent.
