    Hi there,

    Okay… situation..
    I put in contract, comes back countersigned by vendor…with new condition ‘If vendor get’s a higher offer on the property, they hold the right to terminate this contract and neither party can claim against each other’.
    Hmmm… okay, so meanwhile I pay for Building Inspection, LIM, solicitor fees, loan establishment fees, phone calls etc etc and should the vendor wish to execute this condition… Goodbye money…no recourse.
    I crossed the condition out and faxed it back and told them “XYZ (nicely of course [:0)])”, which then they accepted without the condition, but this was the 2nd time it happened when putting in contracts.

    Another situation… a property for sale (not ‘tender’, not ‘negotiation’ etc) “Am I the first person to make an offer on this property” I ask..Agent “Yes”..I make an offer, and sign at (for eg) 10am, at 2pm another person puts in offer… agent says “Put in your best offer, because there is another offer I’m presenting to the vendor this evening”, at 4pm another buyer puts in an offer, the agent says the same thing… End result… vendor is offered a few K’s higher than the asking price.

    These are situations that have occured and I’m sharing them with everyone so you go in with your eyes open (even though mine are slowly shutting at this moment [;)][:D][|)]).

    Mini, you’re right, it’s not truly guzzumping, and your suggestion about putting a time limit on the contract is sound. But I think this might have some level of Deja-vu for you [;)][:0)]

    DaisyGirl, I didn’t get to go this time around, but I just wanted to say, despite you saying that you did it for selfish reasons…the fact is you did it and in doing so, created a win-win situation. Congratulations and well done for all your effort!

    When I got back from overseas, my son PIP was all over me…

    Whilst brushing his teeth for bed, his mouth full of white stuff (he looked like ‘Papa Smurf’) he said
    “Mummy I missed you, I love you”…”Don’t go away again, I don’t like to miss you”.

    Oh.. he also asked if he could go on the aeroplane with me next time [:D]

    Lovely name!

    The term for a preggy women going and doing the washing, mowing, vacuuming etc (at all hours of the day/night) is called ‘Nesting’ (usually occurs in very late stage of pregnancy – almost as an indicator that the time is near).
    I think I did the washing at 3am the day Pip was born. With Simon I was cleaning my bedroom, the house, the shower…etc etc.. “Wax on Wax Off”

    Okay, so I’m sitting here, whilst Mike and little Simon are watching Pingu (Simon sicked up all over me…okay more info I know…[:P])

    Back to business… from the little research I did just now, there are a lot of property developments for sale in Brissy, what makes this one stick out from the rest ?…

    Perhaps take out a little longer on the deposit bond… Get a good solicitor to look through the contract. We had one, who did this and found some things we wouldn’t have thought to look for..

    Go in and have a look at the model of the development… ask to speak to someone at Property Direct. See how easy it is to get answers before you put up the money.

    Mike and I went and had a look at the models of the properties being developed, even though we got out of the deals later. It was an interesting experience and it taught us that our opinions didn’t matter only our money did.

    I think I’m getting brain foggy now…

    Why do you want to buy off the plan now, in an overheated market?
    Whose the company who’s marketting/selling the property?
    What do you know of the builder’s/developers prior work?
    Do they have a rental guarentee?

    Umm the questions can continue…

    What is your stratergy with this property? On sell at completion?

    Some of you sound like your opting for the ‘Scrooges’ X-mas! LOL

    My wrapee just had her 9th child… Think about all the presents I’ll be putting under their tree [:0)] I’ve bought a big tin of lollies so far…any other ideas?

    Yes, I agree with you Muppet, if the book saves you thousands in the long run, then $30 is just a grain of salt.
    SIS, reading is great, when you get time for it [;)]
    I now have 7 books on my bedside table. I just have to look at them and I fall asleep. If anyone can invent something that will read the books for me and then telepathically link to my memory banks, then I’ll do the marketing for their invention [;)]
    Another book which came highly recommended to me is Alan Falkson’s “Investing in Real Estate on a Budget”. I loved it. It’s now out of print, but there is ONE library in Melbourne which it hasn’t permenantly walked out from yet. I can also tell you that Alan is a really nice person to boot.

    Hi there,

    Now if I could just leverage my time and pay you all to read the books for me and automatically telepathically deliver it into my memory banks [:D].

    I’ve just bought the ‘One Minute Millionaire’ from Whitcoulls and after having a fellow forum member read it to me before bed time [;)] I thought it was well written, inspiring and well worth it’s money.

    Ian from Brissy, thanks for sharing all the books you’ve read. When you actually do the investing, I’d be interested to know, which book has the teachings that you applied with your investing, and came to the forefront of your mind whilst you were negotiating the deal.

    Thanks all, for sharing the books that meant something to you. It helps everyone cut to the chase, save their money, and just pick the one’s that were most inspirational.

    Hi there,

    Actually I found out this information quite by chance when I ‘asked the question’ regarding selling prior to 1 year was up and I found out that as Alwayslearning mentioned, it was on signing the contract and not settlement date.
    Luckily, that contract lapsed and we were able to sign another one, that let us sell 12 months after purchasing the property (as per signing the contract) and incure less of a tax burden (which was the ‘icing on the cake’)

    Hi there,

    I think calling is much easier. That way, you get the info (as Leigh said) then and there and it makes less paperwork/email sorting afterwards.
    It also depends where you are looking. Hot spots require quick action and not many RE’s are sitting by their desk waiting for emails to pop up on their screen, to get their business.
    I’ve known many people to lose prospective deals by emailing and waiting for replies.
    RE’s are also using their web pictures of houses, even after they’ve sold, to get more interest and to get leads for other houses they have on the market (as they come up) calling cuts through this. Get Savvy and call them up, because if you can’t afford the phone call then maybe you shouldn’t be investing.

    I tend to agree with Westan, it’s not a good indicator if you don’t take into consideration all the rates etc.
    Doesn’t anyone pay interest if they borrow to fund their deposits? So despite cash in deal, that is also an additional expense (although tax deductable)which you’d need to take into consideration…

    Hi there,

    Me too! Sometimes I know (especially with the accounting type questions [;)]) that there are better people on the forum to answer the questions that I feel are ‘out of my legue’, so rather than confuse everyone, I just read them and pray that they get the answer. Sometimes if the post has not been responded to, I will put in a link, to where they can get the answer to their [?] from.
