    A pest and building will most probably cost you around $500 (more or less).

    You need to get rid of your Property Manager and find someone better.

    Do you have landlord insurance?

    I would definately start the eviction process as this takes a little bit of time.

    The tribunal may not be able to hear your case for another week or two (with the holidays).

    Do you have a real estate agent managing the property? Once the tenant were behind in their rent by 14 days, you are then allowed to give them notice.

    Chris,

    I agree with all of the above, a pre-settlement inspection should have been done and the real estate agent should have advised that the tenants haven’t vacated.

    What was your solicitor doing…they should have picked this up.

    You will now have to go through the process of evicting them through the residential tenancy tribunal.

    Hey Tony,

    I’m a licensed agent myself….The SMH on Saturdays in the businesses for sale section have a stack of real estate agencies for sale. I’m sure you could negotiate a good deal.

    Also, there is a chap by the name of Toohey, look up Toohey Real Estate, he’s a business broker that specialises the sale of real estate businesses.

    NRMA are usually the most expensive but get a quote from AAMI and GIO.

    I received the info on my email. It was very long winded and sounded dodgy.

    These free seminars try and get you in and then try and sell you a more expensive package. Like the Henry Kaye seminars.

    I’m a licensed agent in NSW.

    When I first wanted a career in RE, about 13 years ago, I basically hit the pavement and door knocked real estate agencies and personally hand delivered my resume. I would have delivered over 100.

    I persisted and persisted and it’s amazing what happens. I had to sit for several interviews but I eventually got there.
