I had a crush on him when we were both younger and blonder.

Do you really think Donald Trump sleeps?

Steve’s first house as I recall was the best house in the street in the worst neighborhood. Seemed to turn out alright for him. []

I would probably buy the house, assuming the numbers stacked up but then ensure that the house was managed well.

How much influence do you think the media has in this situation?

Before Christmas many of the papers were predicting a property crash or at least a slow down – people panic & viola, there is a crash.

If the news reports predicted a continuation of the property boom – would it continue?

Sometimes I think it is a self-fulfilling prophecy [?]

My PM came up with the idea of initially increasing the rent by $10 pw but if the tenant paid on time they received a $10 reduction in the rent.

This meant that when the tenant paid ontime I receive the rent I initially wanted.

This has worked well for me. []

I think it does come down to ethics.

My understanding that these guys are part of the MAP, so are probably doing alot of research into +ve cashflow properties.

Time=Money

Many people on the forum are asking where you can find +ve cashflow properties and seem to expect this advice for nothing.

If paying $25 saves me alot of time, then I think it is money well spent.

How much would it cost in time to reply to everyone who says I’m interested??

My expectation is that once all the properties are taken, the post will be removed.

Maybe I’m naive but I have faith in the Steve and the MAP participants.

I have lived in my fibro home for 13 years without any trouble.

My only word of warning – if you renovate, depending on the age of the fibro you need to be careful of asbestos. If left alone it is fine.

Do you get positive cashflow with the on-paper deductions?

If you intend holding the property, arranging for a quantity surveyors report and submitting a Capital Allowances Schedule. (I think it was previously a Section 221D certificate???) could reduce your weekly tax bill.

I have been receiving Margaret’s newsletter for a while now & it has been interesting but not that informative.

One major difference between Margaret & Steve is that Margaret views +ve gearing to include paper deductions – what Steve refers to as Income Negative/ Positive Cashflow. (p136)
