    I’m curious as to why you would think the M7 will increase property prices.

    The road is going to run north – south to try and divert traffic away from the “centre” of Sydney so it won’t make it any easier for people to commute to Sydney, Parramatta or Penrith.

    It may also take traffic away from businesses (I’m thinking of Goulburn and how the highway deviation has impacted that town).

    What do you see as good about it?

    There is an option at the top of the page (I don’t think it is on every page, but I know it is at the top of the “Active topics” page) that you can set how often the page reloads.

    Maybe you can change that setting. It might help.

    What I see as the downside of a 12k credit card limit is not my ability to run up the debt because I pay off my credit card each month but the impact it will have on my serviceability.

    Frequently banks treat the credit card like a LOC and assess it as fully drawn whether it is or not.

    I have recently been reducing my credit card limits for this reason.

    My operating system is XP Professional – so I didn’t need the extra installation it is already there.

    I downloaded the program and think it has alot of potential.

    In the first 5 mins of use however I found one thing very annoying – trying to use the TAB button didn’t take me to the next field I needed to fill in. [:(]

    Also, the purchase price I am trying to input includes stamp duty so it became slightly frustrating.

    As I started with however – there is alot of potential here. Well done!

    I have always found the people at Gateway very friendly and helpful.

    The online banking facility is difficult to navigate initially but once you get use to it, it is adequate.

    I’ve had my LOC facility for over 10 years, although now I rarely use it. The main downside is that repayments are fortnightly – although new loans may be different.

    The Gateway Credit Union started life as the Commonwealth Bank Officers Association Credit Union.

    As far as I know you need to be a CBA staff member or relative to use them but times may have changed.

    I have a LOC with them but I’m not sure what sort of information you are looking for.

    I am currently undertaking some real estate courses through OTEN.

    One of the courses is “Real Estate Consumer Protection”. It states that under Common Law, a real estate agent has a duty to:

    • follow the principal’s reasonable instructions
    • act in good faith
    • act in the pricipal’s best interests
    • make full disclosure of any personal interest in a business relationship
    • excercise a duty of skill, care and due diligence in any dealings on behalf of a principal
    • maintain the principal’s confidentiality
    • care for the principal’s property as though it was their own
    • faithfully account for all monies held on behalf of a principal

    The course material notes “Often a principal might provide you with confidential information, such as why they are selling.” “The moment you disclose this to a purchaser, you have breached the confidence of the vendor. Where breaking a confidence costs your principal money, you can expect to be sued.”

    “No matter how ethical a purchaser may be, when they learn why the vendor is selling, they sythesise the information; and even if it’s at a subconscious level, it may play a part in the formulation of an offer.”

    “The only time an agent may make public any information given to them by the vendor in confidence is when that vendor authorises it.”

    One of the problems with this is that the Government hasn’t legislated “Superannuation Choice”. That is, if you are employed your employer chooses where your superannuation is invested.

    Obviously, if you have a good relationship with your employer you can negotiate where your super goes however in many situations you have no control.

    It’s interesting isn’t it how to many commentators things need to be black and white.

    Property is a good investment/ bad investment. Negative gearing is the only way to go. Positive gearing is only way to go.

    The property market has crashed – shares are where you should be investing.

    My crystal ball tells me that Homebush Bay will take off due to the proposed Marine development at the end of Hill Road where the existing Ferry wharf is.
