    hi Moxi, i just spoke to my bank yesterday (bankwest), and asked what the LVR will be for Blackwater, Dysart and Emerald, he said Emerald 95%, the other two he will have to get back to me, will keep you posted.

    can someone please explain the difference between lease hold and freehold. i understand that freehold means that you own the property, like when you buy in capital cities, but lease hold is like leasing a spot in a shopping centre for your business. so with a leasehold property, such as in blackwater, what does that mean. the properties in blackwater seem to be cheaper with leasehold, about 20-30% cheaper, would you consider buying one. and what things should you consider with lease hold?

    thansk JaSin for the info, i have heard that when McDonald’s moves into an area, that means that area is going to be around for a while, because McDonald’s like many other big companies do thorough research about the location before moving in.

    you must use a QLD registered/licensed solicitor. this doesn’t mean they must be in QLD however most of the time they are.

    Hi Josh thanks for the response, any recommendations for the regional areas, can i just use a conveyancer?

    thanks KeyStrategies for posting that article. what is the Major Resource Project Housing Policy. also the comment for the article suggest that the housing plan is 4years old. I dont think this FIFO is going to affect the south side of the bown basin, such as middlemount and blackwater. what are your thoughts?

    I was talking to my brother yesterday, and he has about 7 properties which most of, if not all are cross securitzed, all with the same lender, he wanted to get another loan (a bigger sized one than his other ones) and the banks are starting to say no. he says he has a good deposit and not sure what the problem is, i told him its bad that he has them all with the same bank and that they are all cross securitsed, he doesnt believe me. for my 3rd and 4th property, i’m cross securitizing them, but then the 5th and 6th, i’m making them stand alone. what are your guys thoughts?

    is the land locked in blackwater like in dysart, where the minining companies own the land around the town? what kind of block was this, an industrial zone?

    “your investment property” magazine september issue front cover has “25 cashflow positive property locations. so i subscribed to the mag for two years. then the next issues front cover was titled “239 budget suburbs under 500k”…is this a joke, how can that be budget? i have never read the magazine before, i hope its going to be good. when i get a chance i will right the 25 cashflow positive suburbs.

    hmmm…. i’m starting to consider Blackwater again, will have to be something new, dont want the headache, and since i’m from melbourne, will probably never see the property. I believe Coalstar is right, if the yields are strong, and continue to be strong, so the price will follow. what are you guys thoughts on these units:

    also do you have to worry about the town getting flooded?
