    i’d get him to ring around a few real estate agents, and companies. find out if anyone needs short term accomodation.
    if so, throw in some bedding, pots, plates etc.
    and try and cover the loan that way.

    i’ve just had the same sort of problems.
    tennant late with rents- about a month behind now.
    been to the tribunal and she paid 200 dollars and now pays 205 dollars rent instead of 175 to make up the difference. a month later (thats now) she’s behind again. the PM is great, does all the legal stuff for me. i dont know how people manage their own properties.
    my tennant is a single mum, the PM and myself have done everything to help her. the jigs finally up for her now though. off to the tribunal next week to kick her out.
    sounds harsh i know, but at the end of the day you cant help someone who wont help themselves

    If you ask me, as long as she was aware of the property for sale (she was given or sent written notice by the PM) and the lease only has 12 months for the original time frame, then she’s got buckleys. Sounds like she’s trouble, but I would think that she would lose money trying to push that one. Silly bugger

    timtam you are absolutely right.
    whats happened is the tennants father is a solicitor and is known as a bully around towoomba.
    the property manager is a solicitor as well and says she has bucklies of getting it. the problem remains that whilst this is in dispute my friend cant sell the house.
    the tennant has been told what would happen if she pursued this, and that when she loses the case she would be without references and black listed etc
    without these references she would be out on the street without a hope of renting. the RE agent is currently bending over backwards to find her a new place to live, close to the same rents as she was paying. i will know more tomorrow (tuesday) when my friend gets the phone call from the RE agent saying she has agreed or not. my friend has offered her 500 dollars to help towards the tennants move

    the RE agent never even bothered to tell her.
    it was originally her home until she moved interstate. she has literally no idea about real estate investing at all.
    i know on my tennants agreement form there is no such clause in it, which is why i thought it must be a qld thing.

    steve’s right prices have gone through the roof here, however prices a dropping every second day at present as well. the problem is the vendors dont realise it (yet) and still have stupid prices on the houses.

    thanks all, i will keep you posted.
    as for an option, it must be a qld thing.
    i’d never heard of it before, after all if you get a tennant from hell, why would you give them another 12 months in the house?
    i will be meeting my friend again today, so i will let you know whats happening.

    rider hunt were the mob i used in darwin, very good. though they took their time getting the report done ie 4 odd weeks.
    other than that no complaints from them at all. from memory cost me about 450 dollars.

    all of my family have made plans for this christmas, so theres no where i need to be which is a shame.
    i volunteered to work christmas but thats all taken care of and i wont be needed.
    my biggest dilema at moment is the christmas tree donation. i have 100 dollars to buy a pressy for it, do i buy five x 20 dollar pressies for the kids or one 100 dollar pressy?
    might squeeze out another 20 dollars and buy four x 30 dollar pressies instead.
    oh well off to target to see what i can buy [biggrin]
    although i havent had a decent christmas in a couple of years, mine will be very quiet sitting at home alone, for those of you with family to go to, you are already wealthier than i am.
    please just remember that their will be alot of old and homeless people around, i might just volunteer for a soup kitchen christmas day, so at least someone will appreciate the gesture.

    friend of mine bought OTP in janaury this year,
    its expected to be complete late next year.
    i did warn him. the problem he has now is that he cant even get a loan to buy the place!
    he doesnt earn enough money. i did warn him, but as you all know you can only lead a horse to water. [baaa]

    if the market cant handle it?
    well i guess we will be in for some turbulent times!
    ie people cant afford rent, neither can they afford to buy, prices drop both on rents and house prices, a correction of some sort will have to occur.
    this land tax is just forcing the issue.

    personally i just dont know about this “rip”
    part of me says to form an opionion and stick to it, my gut instincs tell me to wait and see.
    so wait and see it is. with all the mish mash of information out there at the moment its hard to tell what to believe. i have however figured this much out.
    CG will be slow for a while (several years?)
    go for cashflow that makes you money from day one, add value and hold (unless you get a good offer).
    triple check all your numbers, make sure that they are up to date, not last years numbers. this means more time on the ground getting a clear understanding of whats actually happening compared to what the agents are saying.
    make up a business plan, and work out the worst scenario you can think of, that way should it happen you will (should?) be ok.
    consolidate your loans, add value to your property where you can, make sure you have a good cash reserve “just in case”
    if the rip gets you unexpectantly at least you will be as prepared as possible. remain unaware of it, and it may be too late to do anything.
    just my thoughts.

    mines, finding a fast line at woolies or the bank etc, only to see it slow down.
    this happens to me ALL the time, i hate it with a passion. its gotten that bad that i do my grocery shopping at 8am in the morning now.
    banks are pretty bad, but now i just ring up in advance and get the bank manager to meet me when i walk in.
    waiting at red lights for 15 minutes gets me on edge, however i have a zen thing happening at present, and my record is 12 green lights in a row (i keep a tally). [biggrin]

    the only thing that saved me with the land tax was i lived in it for a couple of years before renting it out. i get a six year waiver (i think) but i suspect june next year when the new taxes come in i will be up for it. not 100% sure to tell you the truth, if so my rent will go up 15 dollars a week.
    it one of six units, and buggered if i can find a land valuation anywhere for it!

    hey, nothing wrong with a hyundai excel!
    mag wheels, cow seat covers and a dancing elvis (you think i’m joking!)
    but seriously, i own two ip’s 20k worth of shares and a company worth 85k but as yet not producing an income stream.
    i do want the z3 bmw (metalic silver, mag wheels, gps road map thingy and the dancing elvis) but i am willing to wait so that the company can lease the car. to do this i live well within my means.
    i pay 100 dollars a week rent which includes electricity and cable, and save 480 dollars a fortnight.
    i wouldnt say i live tightly but it certainly helps that i am single!

    Housing boom to last 6 years

    Darwin’s property boom will last until about 2010, experts predicted last night.

    NT Real Estate Institute head Sue Shearer said prices would go up by 6 per cent to 7 per cent per year before levelling out.

    Prices have soared by 19.8 per cent in the past year.

    “There won’t be that kind of increase again but it will be steady,” she said.

    Ms Shearer was speaking after new figures showed that property values are rising faster in Darwin than anywhere else in Australia.

    Prices jumped 3.8 per cent in the past three months alone — adding nearly $10,000 to the value of the average Territory home.

    The annual increase in the past year was beaten only by Brisbane at 20.5 per cent.

    Darwin property values are beginning to accelerate as prices down south stagnate or fall, according to the Australian Bureau of Statistics.

    A house which sold for $180,000 last year could be on the market for about $320,000 when the boom ends in 2010.

    Ms Shearer said prices were being driven up mainly by a shortage of family houses. “Basic houses” in the Darwin suburb of Karama were now selling for $240,000.

    Homes in the new estate of Parap Grove were about $460,000.

    Ms Shearer, who has lived in the Territory for 35 years, said Palmerston properties were also fetching good prices as the satellite city’s image changed for the better.

    “It used to be called Palmerslum and was identified with single mums,” she said. “Not any more.”

    Interstate investors are snapping up many of Darwin’s new inner-city apartments because they believe the NT is on the verge of an economic boom.

    But real estate agents say an increasing number of investment buyers are Territorians.

    i have a 3 beddy unit in larrakeyah. personally i’ve gone for middle of the range type place. as i am after locals to move in who want the cbd (a 5 minute walk) and the beach (another 5 minute walk in the opposite direction). the higher the price of the unit, the more likely the vacancy rate as the only people you would be willing to rent are the tourist. i personally dont want tourists, too high a vacancy rate.

    i have a good one,
    several months ago i went to my younger brothers wedding in Cooma, my brother in law and i were drunk and goofing around with the champagne bottles, ie shaking them up and watching people scare the crap out of themselves when they tried to open them. at some stage i had to get up and make a speach. i was about 8 metres away from my brother in law whilst i was making my speach.
    the in law decided to open a champagne bottle, it bounced off the ceiling and hit me fair in the head. everyone started laughing, so i did what any normal sane person would have done… i dropped to the floor and rolled under the table.
    people laughed even more!
    very embarrasing, and its all on tape so i know it will turn up again when i least expect it!
