    also, never buy off the plan if you cant afford to buy it in two years time.
    i understand you are going to try and flip the property, nothing wrong with that. however if you cant onsell it you must be able to buy it. i've seen more than one person get caught like this!

    i just bought a 2004 mx5 convertible. just started doing some minor renovations to my ppor only to find planks of wood etc dont fit

    i've owned a few units with body corp. and i'm here to tell you they are all pretty much the same.
    occasionally you get a good manager, however these people normally move on to greener pastures.
    the only thing you can do is keep on them. i'm currently having problems with my BC manager, however since i took control of the issue (putting in lock up garages) things are going well. i just found, the more work i do for them, the more gets done. i know they are meant to do it. but unfortunetly they dont.
    remain friendly and help them every chance you get. this at least keeps you in the loop and you can direct and organise quotes etc on their behalf.

    yeah i agree its media hype to sell newspapers.
    however, the media does influence people.
    if enough people believe it then it will come true.
    i think what steve was trying to say in his last news letter, is that although prices have stagnated or gone down, if enough people believe there will be a crash then it (will/may?) happen.
    i think the phrase “madness of the crowds” is pertinent at this stage of the game. and to buy now is at your own peril. i’m not saying theres not deals out there, i see them all the time. however due diligence is called for at this stage of the game

    thanks for the news letter steve,
    it confirmed my way of thinking.
    how it happened for me was at one of your seminars you said something like, you’re either in the market in which case make a decision based on today or you’re out of the market, or your sitting on the fence. that was a real aha moment for me. i made my decision and stuck to it. i must admit for a while there i was certainly in some doubt but now i’m sure that the decision i made late last year is the right one. [blush2]
    since january i’ve sold off all properties both here and in nz, and am saving like mad, this has meant deferred spending as well as applying for high paying jobs in the public service so that i can save even more.
    as for interest rates, i reckon 2 this year and maybe one early next year, depending on oil prices, instability in the middle east etc.
    i look forward to getting even further cashed up and waiting for events to unfold.
    now is the time to be prudent and make a plan and stick to it.

    oh yeah, definetly. renting to defence is great.
    as someone said. if they dont pay rent. just find out what ship or establishment they are on and write to the commanding officer.
    the money would be very short coming. the only downside to this is you would get the young sailor into trouble.

    being in the navy for 15 years i can safely tell you what to do.

    yes as a defence member we are told to get a “defence clause” written into the contract, just in case we have to move out of the area at short notice. it doesnt happen much these days but it use to happen to me all the time.
    the defence DOES NOT PAY 100% of the rent, they pay about 50%
    ie for every one weeks rent the member pays the defence pays the next, up to a maximum.
    the maximum varies depending on the member.
    ie married with 4 kids will get a higher rent ceiling than a single member.
    the single member cant go out and rent a 4 beddy house, Defence will only pay him for a 2 beddy unit (for example).
    the way i used to get around it was live in a 2 beddy unit, but in a yuppie suburb, thereby getting the most for my money.
    if the member is serving on a warship. this is great.
    what happens is after 21 days out of sydney or rockingham.
    the sailor doesnt pay the rent, defence foots the bill for the entire 100% until the member returns.
    usually when at sea we would organise a direct debit, actually as soon as i got a place i would direct debit.

    as i said they were very good, low fee’s as well.
    everything was done online, and an email sent everymonth confirming rents went in.
    i know they are in town, i just cant remember where (near larrakeyah i think).
    good luck with them, if i was to buy another property up there i would go through them again. got things done ontime, checked tradesmens work etc, they also rang when something got broken and if it was ok to go ahead and fix it.

    another one is having a phone booth at the front of your house.
    the low income earners used to hang around it, all night.
    we went off to telstra and had it removed.
    almost immediatly the vandalism in the street stopped

    i copped a late settlement once as well, only because the bank wouldnt accept the paperwork after 10 am[confused2]
    after that i just put nil in the contract or extend settlement from 6 weeks to 7

    thanks for all your stories, at the time i was so angry! [evil4]
    but theres something to be said about sitting down and writting what happened and why. then i just red penned the emotional stuff and was left with a working copy of what i need to do next.
    thank god i never sold my apartment! that and having plenty of equity left (thanks Ed!). add onto that, that the defence force owes me an 80k loan that is 40% subsidised for 25 years.
    (who said going to war wasnt profitable [exhappy] )
    the navra fund is looking good for me at the moment, and with some cash behind me i think that is the way to go for me.
    been off to quite a few job interviews over the last couple of months, and am waiting on a phone call today actually for a 57k a year job (i currently earn 46k).
    its a job i really really want, so fingers crossed.

    mines going crap [angry2]
    business partner stole 500k and spent it at the casino, then sold off all the assets to hide it. i didnt find out for 6 months.
    after selling everything i own (houses etc) i’m now minus 74k in debt [cigar]
    i built a business before i can do it again.
    just trying to get a higher paying job at present so i can save/borrow for the next year or so then do it all again
    the funny thing is, all my friends are saying why bother?
    and i reply that i can do it, and will do it no matter what
