Here's my 2 cents worth. I bought my first home in partnership with the Government and I only had $2000. I believe these are still available. How they work is the gov gives you an equity loan which means you will own approx 67% and the gov will own 33%. I think you will have to get a loan to buy half of what the value is today. I don't think the FHOG is available for this. I might be wrong. Maybe someone more knowledgable can give you better info.

I live in the Armadale area and I'm looking at buying in a 6k radius from Gosnells, Camillo, Kelmscott and Armadale. The best would be something closer to Kelmscott as that area is growing fast after Kelmscott I would probably choose Gosnells.
