    Does anyone know the deal with these sorts of bits and pieces in WA?

    Elysium-M ? Do you know anything about it? Do you organise insurance after contract signed or when settlement or when taking possession?

    I would like to know so we can do our background research and take that cost into account.

    Makka,
    go to the resources part of the page and buy buyer beware. It is a set of templates that you can use to sus out a property. It has a good financial template which helps you figure out the expenses associated with the property. It owuld give you a better idea about the cost effectiveness of it.

    It $60 but well worth it.

    I don’t know about the legals or anything like that or even the costs, all I am going to tell you is that houseboats are the next best thing here in UK.

    There are droves of people gettinginto it and are paying exorbitant amounts of money for a floating home. The docking costs would be a fair bit I would think, plus think of the type of insurance you would have to get.

    Who in their right mind would pay $300 p/w to live on a bloody boat???!!! Oh at that, would the clients live there or would it be a holiday thingy? If it is a holiday thingy, I think you wold have to get some sort of indemnity cover as well… I am sure a lawyer would correct me there…

    So, ,my two cents. they are right for some people, bad for others. All I can say, BIG here in UK.

    I appreciate you taking the time to answer. Sometimes it is good to hear and outsiders point of view of things. The late night posts are coz I am 9 hours behind you!!!

    I know I could survive without Cremin for a few weeks coz we have done it before. It is hard, but the outcome could be a lot better.

    yes I desperately want to get home and just start our life there rather than twiddle my thumbs here but you know… Well it is 12am in the morning and I can’t sleep. I think I am anxious to find out the outcome from the immigration department. I mean if it is a no go, I at least come home!! Oh, I shouldn’t speak like that. If it is positive, I am sure I can stick it out for a few months to help push us along a little more.

    It’s only 14 weeks till Xmas. Did u know that?

    Anyway, gonna just keep reading and twiddle my thumbs, but will let you all know if or when I go home…

    Me a teacher too!! U high or primary? Me primary. Thinking of doing my middle school degree so as to branch out into the private high schools that have primary and high school on the one campus.

    I don’t like teaching here in UK though. It’s not the kids. kids don’t really change from country to country, it is just the eduation system. It is F&&ked!!!

    Ha ha! Good one muppet. We just checked out the photos of Perth’s skyline we have here (From when we were just at home in April) and it is definitely PErth. All the buildings match up!

    Thinking of popping over to NZ next year when our mates end up going home. Would probably use that as a good chance to check out the south island for properties… Cool.

    Sorted! So it isn’t Melbourne, definitely not Sydney and I know it aint Brisbane, so that only leaves Perth coz Adelaide is as flat as a baby’s busom…

    Could you not instruct the renovation from your new place of residence? Ie, give a mate your keys and when you have ask a tradesman to do something, get them to visit your mate for the keys.

    I think it was minimogul that renovated a house without even being there?? (Correct me if I am wrong there…) It can be done. The quicker you finish your renovation the quicker you’ll get a paying tenant. Why stop just because moving away!

    YEah, Cremin and I have been discussing what sort of loans we will be wanting for our properties (All theoretical at the moment…[:P]) and have been tossing up both ideas.

    The conclusion we came to was, we would probably use P&I loans to start with, provided there is leeway with the income coming in for those unexpected expenses, but would consider IO loans if we were wanting more income for ourselves.

    Our goal is to have our PPOR paid off as quickly as possible (So then I can have KIDDIES!!!) and then gradually pay off the other houses.

    I am pleased to hear peoples different explanations why they choose the different loans and their reasons.

    Can I ask why you got rid of you LOC? We were thinking of having part of our PPOR loan as LOC to keep flexibility and call on cash for those deposits.

    We are still doing our research though and finding the best deal will be interesting…

    Oh! Morley! HArrowing! NOOOOOO! hee hee. I am from morely myself! My parents are still there after 30 years! Right across the road from the galleria. THe cool thing is, they also own the house next door and they were offered a paltry amount for their houses coz it could get commercial zoning (Doctors…) but they told them to stick it where the sun don’t shine. Dad would only take offer in excess of $500K! Hee hee, don’t think we shall get that now…

    Oh for DavidC and Arty, IT ISN’T SYDNEY COZ IT DOESN’T HAVE THAT THIN POINTY THINGY!!!

    I AM DEAD CERTAIN IT IS PERTH!!!!

    You heard about Tranby-on-swan too! Ha ha!! Bad bad publicity for an area that should be a lot better than it is. Unfortunately, I think it still does attract pretty awful people to that area. WEll the bayswater side of Guildford road that is. THe other side of guildford road, the river side, is a much better area as it doesn’t seem to have all the dramas nor the high rise apartment blocks.

    oh ok. Well if you live in the area of course you would know whats going on etc etc. Units eh? So do you think you would actually get around to building them at all?

    I like the idea of building, it is just the time frame that does my head in. The builders say 6 months and it takes a year. Grr…

    So had you not seen inside or anything? DId you have a building inspection report done? How did you find out about it? ANd, where was it located?

    How much do you think you will have to spend on it to make it what you want it to be?

    So many questions, I know, but I am always so curious about auctions and can’t wait for when Cremin and I want to take part in one!
