    Has this site really gotten that bad?

    Stupid comments and advertising everywhere!

    What a poorly constructed site with very little value for true property investors.

    Got to go now and ask a few people if they have seen any cash flow positive properties and then perhaps go to NZ and look for Steve and then follow him to the US. May take me sometime as it is hard to do with my eyes closed and my ears covered chanting “+CF rules, I know everything, expect where they are, +CF rules”

    Hi

    I wouldn’t buy in Wembley at the moment.

    Poor capital growth and low rents.

    I’ve recently seen a one bedroom unit in Como $157,000 @ $185/pw. Good cash flow for the area and good capital growth.

    Do a little more looking around.

    The 11 sec solution isn’t the answer to everything.

    Points well made, very good examples [happy3]

    I think there is a lesson to be learnt there, that is isn’t just a simple “buy and let the cash flow in” approach you’ve actually added value to maintain a long term cf.

    How easy is this for people to manage that don’t live in NZ, I assume you have some examples of good and bad situations – the info may be of help to people on this thread as a small indication of what is required to succeed in NZ.

    Hi

    Ok, I’ve been looking at properties around 50k myself. My main concern is that I could be buying a “problem”, for example the place needs painting throughout and tiling work.

    Now I understand that buying a problem and solving that problem is a way to make significant steps in investing, BUT (and I think it deserves a big BUT) there seems to be significant risks associated with this that investors may be ignoring for the sake of high returns.

    If the investor lives in WA or in many other areas of Australia you can’t just pop over to NZ when things aren’t going well. I’ve personnel found that if I have a trade’s person do some work for me I generally have to make sure a) it gets done b) the quality is to the expected standard. I would not expect a PM to manage this for me.

    So ok you get some with a good reputation to do the work – the problem here is everyone has a bad day once in a while and how do you plan to solve that problem?

    I know this is a little negative sounding but I thought it important to mention as I’ve not really read anything highlighting these factors lately.

    So to conclude, don’t just look at the returns and become blinded by them, risk is ok only when managed correctly. Many of the NZ properties I’ve seen (email or internet) have looked great but do your homework!

    I suspect that in a year or so we may see a significant number of NZ properties on the market because they have become rundown and the current owner can’t (for what ever reason) fix the place up.

    Hi

    This “illegal” thing has come up a few times now..

    I’ve done some research of my own and have found no issues doing this in WA.

    For myself the legal issues I came across were that unlike NZ I can’t sign a contract and then hand it over to someone else, if my name is on the contract then it is me who is buying the property.

    I assume things can be very different in other states.

    Write down your plans and goals and stick them somewhere you’ll look at them regularly (I have mine near my pc). It helps me focus when things seem to be getting a little harder.

    Hi Everyone

    I’m not overly concern myself.

    Yes I’m heavily geared, but I’ve made choices over the pass few months to not only reduce my risk to rate rises but to also increase my capacity to save and buy more IPs.

    I don’t think it’s a situation that people have to panic and become inactive in a hope that inactivity in the property market will save them.

    If you’re a serious investor you should be looking at refining/refocusing your strategies (if you haven’t already). There are always reasons not to continue investing, the key is to have a plan and understand your own financial situation.

    There are little choices I’ve made (no big screen TV or Foxtel) and there are bigger career choices I’ve made. These are choices I’ve made are for my security and my future.

    I enjoy investing in property and as a side effect of this I make a little money.

    So I think the main issue for people is for them to understand themselves and not to be overcome by the “collective fear”.

    Hi

    So I assume because your property manager doesn’t deduct tax you’ll get a letter from the NZ Tax Dept telling you how much you owe them at the end of the year.

    Again I assume NZ and Aus have the same tax year?

    So Aus investors must submit the tax return for NZ first declaring the NZ income. Then on receipt of the tax payment request submit the Aus tax return?

    Is that how it works?

    Hi Agile

    You should be able to access your equity by arranging a LOC, then use these funds to invest in NZ.

    This would however mean you owe money in OZ and NZ on the NZ property and therefore have some exposure to currency changes.
