Being out of the office meant to the agency that you were uncontactable, they won’t try too hard as they’ve got better things to do.
If they did manage to get hold of you, you would have approved the cost anyway.
As a hws is an emergency repair the agency wouldn’t have got extra quotes but used their trusted plumber.
As for the plumbers claim, if he has served a notice of dispute under the security of payments legislation in your state he will be protected for his claims.
The agency agreement also prevents claims against the agent unless they negligected their duty.

Probably took out an interest only loan & will crystalise the losses at the end of the loan term as well. Ouch!

The PM is still working for the vendor and the vendor is cutting their losses by not spending more money to evict the tenant which is of no benefit to them.
Yes the application can be lodged with Consumer Claims Tribunal but it would be post settlement & their care factor is zero.
If the tenant doesn’t vacate then you’re left carrying the can for the application & losses going forward.
Ask & get the vendor/agent to show you or explain the costs.
As it is a bit of a mixed development ie highrise & townhouses, just confirm if you are subsidising the lifts if you don't own one of the buildings with the lift access.
I'll also add that common areas of strata buildings also are deemed workplaces and will need an asbestos survey carried out for the body corporate & provided to contractors working on the common areas,

You’re lucky if the tenant contributes anything toward outgoings especially with short leases. The rent should reflect this rate.

Brines, there is no one stop shop for info on rental returns. Research is your best guide ie look at the main rental websites ie domain & realestate, haunt the doorstep of agents and pick up their rental/sales lists etc then check out rentals in your preferred area and compare them to your property or to properties which are for sale – location, size, condition, features, parking, amenities etc to give you an insight into returns.
Asset protection should not necessarily be your sole determinant. Other factors such as estate planning, distribution of income, no. of properties that you intend to own, the risk of getting sued should all be considered.

Most trusts in NSW start paying land tax with no threshold. Check the osr.nsw.gov.au website
