Scott No Mates replied to the topic Issues with long settlement periods? in the forum General Property 15 years, 4 months ago
I'd add to Dan's statement. The delayed settlement also allows you to save any additional moneys that you may need eg Stamp Duty, repainting, new kitchen/bath etc so that you can avoid mortgage insurance. So it can work to your advantage esp if you don't require immediate access.
Scott No Mates replied to the topic deposit when first signing a contract in the forum Help Needed! 15 years, 4 months ago
If the buyers are issued with a contract before making the offer and undertake their due diligence then they should be in a position to sign a S66W and waive any right to a cooling off period or other conditions they seem to be imposing.

OK I see what you are trying to do but I just don't get it.Essentially, you are trying to work out how much you will need to sell the place for in order to make a profit ie $450 + $70 = $520kUnfortunately, property value is determined by the market and it will only pay market value as the buyer does not care whether you have doubled or halved…[Read more]

Scott No Mates replied to the topic Ikea kitchen in the forum Value Adding 15 years, 4 months ago
On face value it may seem cheaper than some of the alternatives however you may need to check that their sizes are not their own custom sizes eg shallower depth of cupboards, narrower units which will only fit 'IKEA' appliances etc. There are custom kitchens and custom kitchens – cost varies widely depending upon the finishes selected and the…[Read more]

This is one contract not 3 so the contract value exceeds the threshold. (I assume that you own all 3 units).Every building pre-1985ish contains asbestos in one form or another. The builder is required to undertake a clearance test to identify hazards before they commence works. If they don't identify the risk until they start works then you may be…[Read more]
Scott No Mates replied to the topic What sort of discount is expected for houses selling on a main road? in the forum Help Needed! 15 years, 4 months ago
It depends and it is also very subjective. A well designed house, having its living areas facing away from the street noise will be much more appealing than one with its bedrooms/lounge/study facing bearing the brunt of noise from the main street.I would say that a 5-10% price difference between a quiet street vs busier street however there are…[Read more]

BH will probably be affected in many beneficial ways by the NW rail link. At present it is a good area with a Stocklands shopping centre, easy access to M2 etc. Once the rail link goes in (pie in the sky or reality) then large tracts will need to be rezoned to accommodate additional population.I'd say underpriced but long term hold.
Scott No Mates replied to the topic Does anybody know of a property developer or builder, who is willing to take on someone who wants to learn all about developing? in the forum General Property 15 years, 4 months ago
There is some developer who advertises under self employment in the SMH wanting to exchange knowledge etc. All for the princely sum of $35k to become a partner.Well, that;s one way of financing the project.

Companies like RP Data do provide CAVs for their members not sure if this is available to non-members.There are a few free sources of prices from recent sales eg smh, realestate.com.au and other property sales websites.
Scott No Mates replied to the topic Sourcing and dealing property – real estate agents license needed? in the forum Help Needed! 15 years, 4 months ago
Hi Robbie,1) In order to get a real estate licence you are required to complete an associate diploma from TAFE or OTEN (by correspondence/internet), there are other providers as well eg SEEK, KAPLAN etc. If you are working in more than one state, then you are required to have a licence for each state.2) If you are buying on behalf of others,…[Read more]

Scott No Mates replied to the topic How do I increase cheap rental to market value in a block of flats I am buying? in the forum Help Needed! 15 years, 4 months ago
Risk v Reward. Buy the property vacant possession. If the existing tenants want a new lease, market rent (taking into account the condition of the property). There is no limit as to how much a rent increase can be however it must be supported by market rent. It will take 60 days or longer for the new rent to be effective, provided that there is no…[Read more]

You get what you pay for. A cheaper QS may give you a depreciation schedule without an inspection but what will they miss?
Scott No Mates replied to the topic Duplex-using common wall or not? in the forum General Property 15 years, 4 months ago
you’ve answered your own question. If paying a little more for a separate wall will return more than its cost & improve saleability, why would you consider a common wall unless it is unavoidable?
Scott No Mates replied to the topic Tenants Demand Cheaper Rents in the forum General Property 15 years, 4 months ago
Grin & bear it.. Take the offer, kick them out after 6 months if the market has improved & you can’t negotiate an increase. It is often better to accept a lower rent of $50-70 p/w than to get nothing at all.

If the total purchase price is not that great the effect of combining the two purchases likewise would not be significant.
Scott No Mates replied to the topic Confused on the purchase process in the forum Help Needed! 15 years, 4 months ago
get a thorough inspection done by a reputable building inspector as well as your own eyes asap. If possible request copies of the tenancy inspection reports to check if there is any major concern.
