Sounds like 'hot property' to me. ;)

  • Scott No Mates replied to the topic flooring advice needed for unit reno in the forum Value Adding 16 years, 5 months ago

The product you mention is a vinyl floor – will this be an issue also with noise? (although you do mention that there was vinyl in the unit previously). This product would transmit about the same amount of noise as would an insulated floating floor. You may need to get the specs from the flooring supplier as to the noise transmission of the…[Read more]

The property bubble in Australia needs to be popped asap.

Not yet, I need to find a buyer to offload a few things first, cash-up big and then get started on a new round of investments when there's the correction we needed to have corrected.

  • There is a composite timber/plastic product available but I can't remember its name, often used for decking.

It varies from city to city/state to state. What timber – treated pine or hardwood?, concrete to posts or just in contact with ground? Ease of access ie are you going to remove vegetation/trees etc? Who is taking out the old fence? Are you getting the neighbours to go halves?Have you looked in your local paper for fencing contractors?

I may be a little bit too old school not having been near any of the 'intensive' courses. However, I would not look at a site unless I can get 25-30% on the project as a gross return, ie at least 15% IRR. This applies to new projects not necessarily refurbishments as you cannot make that sort of % on a minor refurb (unless you have bought a dog…[Read more]

If that's the case, can you split your super into a new fund SMSF to buy the place?

D, did you see the articles in SMH over the weekend with regards to rentals v sales prices in the area? (I'm sure you didn't need a journo to tell you though).

  • Scott No Mates replied to the topic real estate agent/ agent representative income in the forum Heads Up! 16 years, 5 months ago

ATM sub $500k is FHB territory, shouldn't be too hard to achieve however stock is extremely tight (well at least our way). Spring usually sees a rise in the number of listings so supply should pick up then. It would be worth asking how many properties that they would be expecting you to sell ie what are your KPI's. How effective is this agency in…[Read more]

As a (licensed) agent you should be making 50% of the agent's commission ie if they are getting say 5%+ gst on the sale, you should be getting your 2.5% of the sale. In saying that, that applies to a co-agency/conjunctional agreement, although I have seen less. Speak to the body representing agents in your state REI?

If you only have $80k…[Read more]

On the first part, well they have done it once so there is nothing stopping them from doing it again. No easy way to get around the copyright or the right to use 'your' drawings. A S96 will allow them to modify the drawings but essentially keep the proposal – this may mean altering the facade & internal layout but not to the extent that it may be…[Read more]

  • Scott No Mates replied to the topic Who “owns” the DA in the forum Legal & Accounting 16 years, 5 months ago

Technically, the DA belongs to the land, if you don't exercise your option then the DA sits with the owner of the land. If you have achieved a DA, and are unable to negotiate an extension to the option or flip it prior to it lapsing, then you are unable to pick it up and move it to another site regardless of howmuch you have spent achieving it.…[Read more]

Buy in other states – although this may not be feasible if you already have all your properties in Qld

  • Scott No Mates replied to the topic Moving into an IP under trusts in the forum Legal & Accounting 16 years, 5 months ago

Firstly, you are a separate entity from your FT, so you cannot claim it as you ppor.Secondly, the trust will be taxed on the CGT at its marginal rate.

  • K, as the sites are not returning anything at the moment, and a single transportable is only $60k, it would be best to consider the staged development asap. Thus you are starting to get a return on the first of the block, then follow on with your strategy. As Richard points out, this is residential and you can't transfer it from your ownership to…[Read more]
