    I am a Real Estate agent in this area and have also growing up in the area.

    Provided that the Villa is in Good condition 190k seems to be well priced. What type of Body corporate fees and is it free standing as I just sold two free standing villas on 400 sqm blocks with 365 per annum body corporate. Just to give you a quick indication.

    Also if your looking for a Good PM I know a great one.

    Hi Bloggs

    They target Melbourne with hyping up the values of Qld properties. I don’t want to name these compines but you can garentee if they are selling properties in South East Qld they will be over priced.

    Your average brandnew 4 bedroom ensuite property with double lock up garage on 600 block should cost between 320 – 330k they are marking the properties up to 350k at the moment.

    What’s the best way for somebody to become investment educated?

    very cut throat industry, where people easily lose their values of integrity, loyalty and trust in exchange for financial self gain.

    Yes the industry is cut throat and it is hard to stay true to your own values when you see other agents buying listing (the practice of over pricing properties in order to gain listings) and lining their pockets, because they gain the exclusive and beat the vendor down in their price in the 60 day period.

    I loose lots of listings buy not buying them and you can become frustrated and poor.

    I also hold on to the belief that I work for the vendor, I get a lot of slack from the low ballers out there demanding I take ridiculous offers to the vendors. My come back to them is only this “when you sell your property who are you going to go too the guy that brings low offers or the one who works hard to bring you the price you had hope to achieved?”

    Work out a price and get your solicitor to ask for this reduction via fax cc to the agent on the 11th hour I have seen this done many a time.

    Your agent can give you an indication as to the vendors motivation for selling. IE. if they have brought another house they would want the hold sold to finance their next home.

    The negataion would have to come through the solicitor at some point anyway.

    Why should you pay for the advertising? I don’t charge anyone for advertising as a licenced agent.? I figure that my comission is sufficient. I would request a copy of invoices from the advertising media not the Real Estate as its illegal to over charge.

    On the 22a 5.2 It should state that At the end of the sole/Exclusive Agency, you may elect to continue the appointment of the agent as an open listing, which maybe ended any time by you or the agent.

    Where abouts is your property?

    In my PPOR in Qld we have a man hole in or yard for the sewerage pipes we must keep it clear at al times. I also believe that you are not able to build over sewerage lines. You will have to check with council. Is your block in QLD ?

    My experince is that if the property is in an area where termites are active or old termite activity is detecded, lets say fences or old stumps. The prospective buyer is always more comftable knowing that the house is protected now and for many years. I have seen this numerous times.

    In QLD we will be on Level 4 water restrications by November the First. Up water tanks are a huge draw card in the sale.
    However the price achived at sale will not be greatly increased.
    As always it location & condition of the property that attracts the price increase.

    Hey Soilder,

    Houses are still selling depending on Location.
    First home owner markets will always be booming. Especially with all the varations in Loans.

    Houses from the $220,000 to $300,000 are constantly selling in My area.

    In my experience some Area’s differ from others. I myself and a Real Estate Agent in Logan. As I act on Behalf of the Vendor I never recommend Auctions as Statistics show in the area that houses sell for less at Auction in this area, as this area is a First home owner market area. If you want a bargain at Auction you can’t go passed Logan.

    Hi TMR,

    Just make sure the property is up to scratch in regarding to being compliant for border housing. After the Childers backpacker hostel fire the QLD government are very strict on getting these properties up to compliance. The costing could be very high if the property is not compliant.
