    If you're going to concrete before tiling, why not just skip the tiling and stencil the concrete?

    4. Buy an investment property, purely for the investment.

    No, you can't rent the property from yourself.

    The $5000 is a deduction from your taxable income, so $5000 deduction and $5000 reduction in taxable income means the same thing.

    Well, I wouldn't mind something local, but I'm not fixated on that. One option I've been thinking about is group accommodation, and with a town of multiple universities and loads of young professionals, it might be a goer, providing I can find the right property.

    Having said that, Canberra's not exactly cheap, so regional NSW is also an option that I'm considering.

    Right now my main focus is on saving up some money for a deposit.

    I've got a Hyundai i30 wagon, turbo diesel. 10 years ago I wouldn't have even considered a Hyundai, but this one's great. 47000km and average fuel consumption is 5.9l/100km.
