    Their are 3 very old houses on the block 2 queenslanders and one small shop converted into a livable dwelling i can not see land contamination an issue but i will check it quickly to make sure.

    Only pain is you have to fund the borrowings during approval and construction process, without rental income coming in.

    Unless their are already 3 old houses on block and you can remove one as you build while other two are ernted.

    Sometimes it would be good to have no kids but only for a short time.

    Total equity about$400,000. Now planning to do something different and build and develop.

    On the particular investment i am looking at their are 20 units and ten have sold and it has not been on the market long it is about 10 min walk to beach and it is a small beach town.

    I am currently here in NZ (Shiver) and have briefly looked at realestate windows and their are some good prices, i am in Invercargill.

    Travelling to Queenstown in a couple of days for some snow boarding and will look at more property on my travells.

    Unless you prefer negative gearing for tax savings this would not be my choice of investing.

    My strategy is to have cashflow arriving in my hands monthly (passive income) from the IPs. And spending less time at work thats including my partner.

    Just a little bit more detail on the area, population 28000.

    Their are a few around the 8% return and their could be some that can bring higher returns.

    The rent on that particular deal is what the agent has informed me.

    Its i Australia and a well known place.
    Feel like i am playing 20 questions.
