    Hi Rick,
    Is there a reason you are mainly after Deceased or mortgagee sales?
    Speaking from my own experience whenever Ive seen one locally its not the bargain you might expect as the rush of Buyers; all after a bargain drives the price up to at least the market value. I’ve even seen one go $50,000 over but I’m sure the buyer would be telling his friends what a bargain he had scored.
    The usual advice- Research, Research, Research applies.

    I took the bait and locked in 4.99 for 2 years on one of my loans for an IP.
    It was more for the certainly of repayments than to try and beat the variable.
    Like having a foot in both camps I guess. It also gives me a chance to build more equity in my PPOR.

    What objective are you looking to achieve?
    Do you want to pay less for the sale of your house or are you looking to give the agents more money.
    Personally I think most agents would ensure their bill able hours would offset any reduction in their commission.
    And what exactly is their incentive to push through a sale- They would make more money by just stringing vendors along as long as they can.
