    Well if u went bust first thing u gotta do is learn from your mistakes.I would gain as much knowledge of the market u r intending to invest in.Read books , talk to others as we do here.Then take affirmative action.My plan is first get the wife a job so she can apply for loan.Then while she is working I can source good property and do reno,s as I,m good builder.Then sell reno to achieve more capital .Then buy another reno plus a b+h.And work from there.Must be in warm area on coast.Have to take time out to go fishing etc.And remember lots of people retire to warm coastal areas so u have a ready made market for selling your reno,s.Don,t forget wheelchair access .And shower rails lol.have a property like that for sale right now actually.U can PM for details.

    interesting sis.I dont think in todays market where I live that u could buy a property in rural area and then in city for same price.prices r rural $20k -$100k +cf City prices $150k -$??? -cf.I am just starting out and would rather a few property +cf in rural area like brenda irwin she seems to be doing ok.City prices are too volatile for me.Anyway better to have 10 small ip than 1 big one less risk.

    Have u had your eyes checked lately.Maybe u r hitting the wrong buttons on your calculator.W.A is the state for investing.Best state to live in too hahaha bit bias there lol.U obviously cant see the forrest for the trees .Please dont be offended by this post .But there r so many opportunities at your doorstep its just not funny.[biggrin]

    Sis. All I can say is that i,m now totally lost.Glad they didnt have all that in the book or I dont think I would have got thru it.

    We asked our previous settlement agent for some offer and acceptance forms. They were only to happy to oblige and helped us with any queries.Copy the details from original offer when you bought the place and then when you,ve got a signed offer send it off to the agency.They,ll do the rest.

    Maybe i,m missing something here.You dont live off the proceeds of one property.Dont you work towards a 130+ in 5 or so years.And then look at the passive income generated buy all the property put together.I,m sure thats what the book was all about.[confused2]

    I must be looking at things in a different light.You seem to be saying that no cap. gain is bad.In my eyes its not the gain thats so important but the c.o.c.r. for eg.purchase price $25000.deposit and fees $4630. Rent in $90 p/w.Monies in $4680 p/a Monies out$3034. Profit $1646. C.O.C.R = 35.5% Thats what its all about .The bottom line.Who cares about capital gain with returns like this !!!!

    Went and checked out our first +CF property near home. Guys asking $25K. Has been rented previously for $100p/w. Needs a bit of work but the figures are good.We offered $20K and left our number.Twas an interesting couple of hours.Then got on the phone and checked out a few more a bit further away.Some great deals out there .Just need some money.

    Some agents will say they have offers on a property to try and get u to submit a higher offer.Just go with what u feel is right.They will try every trick in the book to get more money

    Why not sell and use the funds to buy lower priced IP,s and keep some money aside in an offset account to cover repayments if property is not let for a period of time.You will make more money using OPM .

    Lots of advice.Great to read all the differing opinions on here.thats what makes it an interesting site.I havent started investing yetbut from all the reading and research i,ve done so farI would be inclined to agree with those who say start small.You have to crawl before you walk.And if its an IP then u dont need to buy something that u like as u wont be the one living there.+CF is definately the only way to go in my opinion.Make money from day 1.And then keep on making money.Dont tie all your money up on one big property when u can have lots of little +CF things happening.

    There is no minimum time a person has to live in a home before it is considered to be their main residence.Page 53 Guide to Capital Gains Tax.

    If you choose to live in the property first and then rent it out after you can still call it youre main residence for 6 years.However you would then need somewhere else to call home?????[confused2]

    I think u have youre figures a bit wrong.On the dsp u can have earnings of $212 p/f before it affects youre pension and a grand total of $574500 in assets before they cut u off.[cap]

    Why do people constantly refer to (owning) IP,s.We all Know who owns them.The BANK.Until such time as they are paid off that is.Maybe they feel richer by using the word OWNING.[angry2]

    West Oz! Great beaches great fishing great beer.Great place.Cheap real estate Easy living.Who,d live anywhere else.Must be a lot of uneducated people in Oz as most of them live in the east???????Hmmmmm!!![:D]
