    Thanks everyone. Think i,m getting the hang of things now. I have read so many books and articles since 0-130 and each day I get more and more motivated and each day on here I learn more and more.

    For those who owned property in the city before the boom great you all made a huge profit but what now .I think a lot of people will get burnt in the city when there is no more huge growth .How long will you have to put the dollars in to a -ve IP until it goes boom again.??????We dont all make big $ to support -ve deals.So a foot in the door on a small +cf is good choice.

    Personally I would go the cheaper property and regional W.A is a good area. I Wouldnt even consider PerthDont know where people get there info regarding no growth in regional W.A.Thats where I live and there is heaps of capital gain here.Think about all the people going bust in the city from over extending.Where they going to buy in the future.Out here so prices will rise in country as people move out of horrible city.Its already happening where I live.Pop. 3000 and growing daily.

    If it is a commercial property you are required to put up 20% deposit and I guess for res. it depends on your circumstances and what the bank will lend..If you use 20% deposit then you dont need mortgage ins.Brokers will tell more.

    Statistics. Gut feeling.Who knows.We bought in a little town and it always looks dead yet the prices have more than double over the last couple of years.The houses are still being tenanted and I wish I had bought more.Just remember the house is only a vehicle for you to make money.If you find one with a long term tenant dont matter if you like the place or not .You are still making money from the place.look at the people with the biggest portfolios. they are mostly in regional areas.Lots of people like to live in these areas so think about it. Its all in the book.

    Well I,ve only been here for a short while and I love the site.Short or long who cares so long as we r all having a bit of fun learning something here and there and making new friends even if we dont actually meet them lol.Post away guys and gals I love reading it all.

    If you do your homework you will find cheap land in a lot of areas.Some councils actually give land away to attract people into the town.Where I live on the coast the land starts at $50k and goes up to about $400k for a suburban block.Fifty k,s east of here you can get a block for $2000.It all depends on where you want to live.Remember tho that it costs a fair bit more to build in a regional area and you have to watch out for floods and earthquakes.If you want to invest in W.A give me a buzz I,d be glad to help.Russ.

    What a dilemma! Personally I can,t understand why anyone would want to spend a dollar to save fifty cents but there ya go its a wierd world..I,m just generalising here so dont take offence.[biggrin]Whats wrong with positive cashflow.Your doing this to make money ,so as small a deposit as necessary and use the leverage of OPM to make you money.

    When You purchase the property do a check for things that may need fixing and attend to these before you rent it out.Reseat taps and renew washers yourself before renting this is a easy job and can save money calling out plumbers at $55 p/hour.Basically if something looks as tho it may need attention then do it now and save yourself some hassles..Best to look for low maintenance property to start with.

    Risky.You are on the right road.If I had the money I would be in regional investing too,THe eastern staters dont have a clue about W.A. Like Steve says get to know your area by spending time there.We have some great areas here in W.A and even tho they all dont have capital gain they are good +cf.Gero is a great place and growing.Most of our towns have good industry as well as tourism.Remember that its the return on investment that counts. dont matter where so long as it works.dont worry too much about cap. gain go for cash flow.

    It all sounds like very high risk to me.leave the risk taking to the youngsters.if he wins great .if he loses it dont matter as he has time to start again.Thats why we mellow with age.We dont take so many risks as we get older some call it wisdom.You never meet a young sage my friends.Remember if you want to win in real estate then put the odds in your favour before you start or dont play the game.[biggrin]

    How many of you have been searching for an answer?It has such a generic value as it can be applied to almost anything that happens in life.I wouldn,t be concerned about a domino effect in making money but rather the effect on how quickly you can lose that money.e,g having all your eggs in one basket.One bad property deal and the domino effect could see you lose the lot.It would be wise to look at stand alone deals.

    My 2 cents.Look listen and learn.If they are successful then check out how they got there but dont just follow one persons ideas .take a great many ideas and then put them to work in your own style.I,m currently reading Money secrets of the rich.John R Burley.I think some of his ideas are going to radically change my life.Love this forum its a great learning place.

Sis is doing what we all would have like to be doing at his age but we were probably more interested in parties and women etc Keep up the good work Sis You are an inspiration to us all.And now i,m interested in R.E I reckon I could talk about it all day too.     There are always good opportunities you just need to take action and snap them up.Some great commercial deals around good for long term tenants and very little overheads.[biggrin]

    I think it would be a great place for an emergency fund.Say 50% of repayment P/A just in case u have a bad run.Could also be used for repairs etc.U cant have all your money invested all the time so u should have a fund.What better place to keep it than an offset account where it is earning u 6-7%.What do others think?[biggrin]
