    Hi Guys and Gals.
    I am now in my 8th month and have noticed I no longer think about smokes.As I am feeling so good about not smoking I figured it was time to lose the weight I gained during the withdrawal period.So 2 weeks ago I embarked on a new eating program and I have shed 10 kgs already.
    Life just gets better and better without the fags.
    I am now walking 3 times a day and feeling fitter every step.
    So go on Take The Plunge and give them up.

    Hey Guys, One of the things I found to be helpful was to imagine some one telling you what you can and cant do day in and day out.Someone totally domineering.Well most of us would say no way.
    No one is going to tell me how to live my life,when to eat ,what to eat etc etc etc.

    But that is exactly what nicotine is doing.
    It has the power to dictate whatever it wants.
    How do you stop this from happening.
    The same way you would tell some one else if they were domineering your life.
    You have to tell it(nicotine)to get %$#^%#$.
    Remember YOU are in charge now.So whenever he raises his ugly head you just tell him where to go.
    Thats it tell him to GET ^%$$$(*&.
    Keep at it. You will get the hang of it.

    Keep at it guys.Once you do it you realise it wasnt all that hard after all.And dont forget to reward yourself for your effort.I still have a cooked breakfast from time to time but I now have porridge instead of bacon and eggs.Once you start getting the smell and taste features back in your life you know how good it feels.I went for a walk this morning and could smell oranges.It was really amazing.Get out there before six though.Then you dont have to smell the car fumes.

    I smoked for 26 years.One day I had a pain in my chest and went to the doctor.He sent me for an exercise test.To test the heart under stress.Man I was so stuffed after riding that bike that I knew I had to do something.When I went back to the quack he said I had high blood pressure and to cut back the smoking.To zero.I walked out of there and decided that if I dont do what the doc says then why bother going there in the first place.I set a day to quit and on the previous evening before retiring I through my smokes in the bin washed the ash trays.I went to bed with the thought that when I wake up I will be a non smoker.I also drink every day so I decided I wouldnt have a drink for the first few days.So when I woke up on that very important day I knew that the hour had come.I was ready.I decided that food would be a good substitute.As my wife doesnt let me eat a cooked breakfast that was the first thing I did.Gee it tasted good.Then I walked and walked and walked.When I got tired of walking I drove and drove and yep you got it,drove.Anything to keep myself busy.The first few days were the worse and after that I started to feel better.
    It has now been 7.5 months and some days I still feel like a smoke but I just tell my mind to GET #%#%^# .
    As for the drinking bit I only lasted one day.
    Ha ha just as well I only drink home brew so it is nice and cheap.
    Now I feel more relaxed for not smoking.I certainly have more money and I dont stink anymore.
    Whenever I stand near a smoker I have to move away as they smell so much it is disgusting.
    It certainly helps me stay away from the fags.
    There is no way I would want to smell so disgusting ever again.
    The biggest thing you realise though is that by giving up it doesnt actually hurt.Or kill you.

    I,m not totally against Gero.I just dont like the thought of people getting ripped off by real estate agents who sell them properties in Rangewayand the likes.
    If I was going to buy in Geraldton and wanted something cheap I would look at Beachlands first and then Beresford then maybe Spalding.Beachlands is the closest to the ocean and tafe so the prices here will rise well before the others.
    As for the deal with the iron ore it will only be short term.
    Mt Gibson mining is mining high grade ore at Tallering Peak but it is a rather small body of ore and wont last very long.Because of the demand from China there has been a lot of interest in re-opening old mine sites but these are very small in comparison to the Pilbara.Ive been told they would be lucky to get 10 years at most.

    I would have to agree with Peter on this one.
    Go for the nicer areas and sleep easy.I dont hate Geraldton but I think there are better places to put your money than Rangeway and Utakarra etc.
    I myself am investing in smaller towns with no PM,s but I can manage the IP,s myself.
    I am putting an offer on a place tonight for 27k which will return 100p/w.
    A couple of weeks work and I can remarket at 50k with a tenant in place.
    I,m sure you wont get those yields in Geraldton.

    Well guys all I can say is go for it.
    I have lived here for over 40 years and I would be putting my money elsewhere.But hey if you like the bargains why not try Mullewa.You can get a lovely 3 bed there for 25k less than an hours drive from Geraldton.And a great return of $120 p/w.You just have to find someone to insure it for you.This is one of the areas they are trying to clean up.By moving the families to Geraldton.
    So they can provide them with better services.

    Like Mortgage Advisor said these areas get sold on to low income families and never really improve.
    I live 65 km,s south of Geraldton and go there every fortnight to do my shopping.
    I have looked at buying investments there but could not find anything that I would be happy with.
    There are better areas if you have a few more dollars to spend.
    As for being a coastal town I would personally have to say it is one of the worst I have come across.
    There is a reason why people drive through it to get to Kalbarri.
    Because it doesnt offer anything.
    A walk through town and a glance at all the empty shops and business premises will tell its own story.
    A drive through the industrial areas will show the same thing.Most properties in the industrial area have dropped in value and a lot stand empty.
    If you want to invest in a coastal location then go south of Perth to Mandurah or Bunbury.
    Prices are still rising in these areas and will continue to do so.

    Wow.9 homes in those areas.I hope you looked at them first.I toured through there a while ago and reckon I was lucky to get out alive.Some of those streets were like a war zone.I read the local police report for Geraldton each week and I wouldnt live there for the fear of being broken into on a weekly basis.I go shopping there once a fortnight and that is enough for me.
    I heard that the government is bringing more indigenous families into the area as it is less expensive for the different departments if they can service all their needs in the one area.
    I heard this from a JP who resides out of town.

    I am looking at setting up same and spoke to an accountant yesterday.
    Cost to set up was about $2000 and consisted mainly government and lawyers fees.
    Ongoing costs include a $450 asic fee per year and then your accounting fees so all up about $1500 per year.
    I was told to hold off till July 1 as it would cost $450 in Asic for this month and then again same fee for after July 1.

    If we were to eliminate the asbestos on all these properties we would have another building boom.There are literally thousands of state built homes from the 50,s onwards that were built from asbestos.The government still owns a great deal of these homes but I dont see anything being said about the dangers to their tenants.
    If someone is able to sue a landlord because they lived in an asbestos residence then the government would be in very big trouble.

    Thanks for the feedback once again guys/gals.
    I would much rather be out there buying than selling.I find buying interesting as it is a lot of fun seeking out good deals.Selling though has always left a bad taste in my mouth.And whenever I try to analyze the reason it always comes back to the fact that I have been burnt so many times by agents.They say they are representing you the seller but in my eyes they represent one person only and that is themselves.

    If it wasnt for the blatant low offer that this woman put forward I may have been a bit more flexible.I also dislike RE agents so I tend to get my back up when I deal with them.
    I know at times this doesnt help my cause.
    Thanks to all of you for your input.
    I get very annoyed when I look at all the work we have done here and it doesnt seem to make any difference to buyers.We watch all those makeover shows and they say how much it improves value.Well if you knew how much we had done and then people offer you shit for youre place then you would know why I feel the way I do.

    Kay,
    The RE agent said he wanted to write it for 30 days so he didnt have to come back for an extension.I said that people should be able to arrange finance within 14 days.He wasnt happy and neither was I as I dont want to tie the place up as I,m starting to get a bit of interest happening now.

    I think they become moderators and stop posting.I used to enjoy Chan$ posts but never see them since he got promoted.
