… oh and just to add to the above post, again my impression on re-visiting the forum after some time away is that will certain pages on restricted access and so many sub-forums, the “community” feel is not the same.

I know why the above structure is in place, but when you can’t access certain bits without paying and the barriers to entry are raised, you can’t be surprised when some people just don’t get the same amount of value out of contributing any more.

Having been away for a while, I also notice that there is a little less of the nonsense around status stars and posts.

That’s gotta be a good thing. It’s not all about the amount of activity on the forum that matters…

They’re not really “screwed”. This will get lost in all the marketing collateral. The removal of the word “unbiased” will matter little unless you are comparing one ad to the other.

The advisor will still use the spiel in words to explain that really nothing has changed blah blah blah in the event someone asks.

If you have achieved what you had set out to do, well done, Chan. The word “rude”, you will notice, was Leigh’s – not mine.

Leigh, thanks for the moral guidance, but my conscience is clean.

It is curious that you both found this topic so sensitive.

Oh, and Chan, there is no need to spout cliche’s like “wake up”. I’m more than happy for you to search back through my postings and see that I have certainly erred on the side of sharing knowledge. There will not be much negativity there.

If I was to judge, Chan – and rest assured I am not – I would look into the reason for your goals. Why was it a set number of properties / shares etc or whether it was a certain monthly cashflow or property portfolio value, hours freed from work etc.

The best goals are not always the ones you can write up on a poster on the wall.

Some people above say that they’ve achieved their property goals and now are moving on to shares to kick some more.

    Really?

All of a sudden you’ve acheived them?

Sounds a bit like someone having no goals in the first place and blowin’ in the economic wind…

Chan, are you sure you’re from NSW?

No self respecting NSWelshman would suggest the need to clarify “rugby” as “rugby union”. This is something I’d expect a Victorian to say.

Russ, $250K-ish is a low price for Sydney these days, regardless of where the house is located.

Kay – Mt Druitt = The sticks? [lmao] It’s practically inner city from where I sit. (Figuratively speaking).

You gotta have a smooth exit strategy, and I would be very nervous about buying something that takes 12 months+ to sell.

Yes, banks consider rental income as income in calculating loan serviceability.

se7en, I remember being in NZ a little while ago and it seemed to be de rigeur to say “dub dub dub” when advertising a website.

e.g. “Call us now on 1300 123 456 or go to dub dub dub propertyinvesting dot com”.

    Saves six syllables at least!

You may be better giving pressies to the property manager… I know Steve mentioned it in the book, but for me it depends on whose relationship you value most.

This is being tested in court. Two things make this risky in my mind:

    1. You fall further and further behind in a flat market
    2. It has not been heavily promoted by major financial institutions in an extremely aggressive credit environment. That this has been avoided by the majors has to be indicative of it’s longevity as a strategy, in my mind.

This changed in NSW and Vic (other states) last year. The Mexicans have been screaming about it (and it’s restrictions on dummy bidding etc) ever since…

Thanks, Bec for the explaining literal interpretation of the word “guy”.

Perhaps, as you’re in the UK, you could explain the literal meaning of pork, hump, root or shag as I think I might have be misuing these words…

Chan, yeah the avatar is pretty close. If you’re walking down the street and see someone who looks like that avatar, it’s probably me.
