    Thanks for your advise – I never thought of that.  We have what's called a Body Corporate and each unit has ownership of their units, they are stuck together though – so they are not standing on its own – kind of like apartments.

    I don't really want to sell it in the current climate – and it hardly seems a good reason to sell.  I know it will improve even more if I can hold on.  If I sold it, I wont be able to buy again – it seems the prices in Melbourne are become out of reach.

    Hi megsaletta !

    Thanks for your comments on Loch Sport.  We are from Melbourne and visited Loch Sport recently with a view to purchasing property as it is currently affordable in this area.  I found out about the place through realestate.com 

    We stayed the weekend at a caravan park and we all enjoyed the serene beautiful area and people very friendly BUT hated the mozies – I mean they were soooo very annoying – even with fly spray etc it was useless, these mozies were huge compared to ones you see in Melbourne.  I was told that the council will be spraying the place – lets hope so – I don't know how the people there cope with it.  Apparently the flooding has made it worse with more mozies.

    I do believe the prices of properties will hike when the proposed developments start – it really is a lovely area and only just over 3 hours away from Melbourne – you have both the Lake and 90 mile beach just minutes from Loch Sport.

    Where abouts in Loch Sport was your land?

    Marc – you are right that I should choose one and looking at how the Network Marketing Plan works for each of them, my choise too would be USANA as it is easier. Last night I had a very long conversation (2 hours) with my up line in Herbalife and he said if I wanted to be a “supervisor” and look at the business seriously I would need to buy 4000 volume points worth of products, that it about $6000 worth plus touchfone and website access for about $100 every month. I asked what I am supposed to do with that much products and basically, I should be selling as well as finding others to do the same.

    So my choice is USANA as the products are great and I cannot possibly cope with doing both.

    Also, now that I have invested in two IP – I am looking at learning more about shares.

    I am trying to create multiple streams of income – lets hope we reap the rewards!!

    I just want to be rich enough and have more time with my children – I miss them so much!!

    I did a search and read all previous notes about network marketing and most seemed negative. Anyway, I am with Herbalife and just joined USANA – both have wonderful products!

    Hi all – THANKS SO MUCH for all your very informative responses!!!

    We had a look at the big house – it was huge – so big that it really did not feel cosy like my current home is. The house looked appealing on the outside but the inside was just terribly spacy.

    On finding out that the Stamp Duty alone would be in the vicinity of $20k – we thought we could better invest that money towards building on top. We already have our plans made by a consultant – to add three bedrooms, bathroom plus a retreat area and a balcony all up would cost $106k on top of my current mortgage – this will make my house total of 5 bedrooms plus a study – we will not be removing any bedrooms to place the staircase as the lounge is very big and it will be built in the corner of the lounge.

    We are going to wait for the money and when we get it we plan to think it over again. If we build on top, its going to increase the value but not a lot I know – at the same time it means I save that stamp duty and I wont be under such a huge debt – I would rather have a small debt and live my life than to have a huge debt and busting my butt to pay it off!! With an IP, you have the rental income and it’s not as scary!!

    I have been reading your very interesting and very informative posts.

    I am planning on investing again but just not sure which way to turn. My gut feeling says this time look for a larger house and rent out the one we are living in because my house is getting a bit tight for space with my 3 boys growing up so fast!!

    I am currently looking at a larger house and there is nothing decent for less than around $400k – the repayments will be quite heavy!

    Could possibly just invest in another house or unit to suit my budget by placing more than 15% deposit and this way it will be more a positively geared property.

    I want to be rich enough to have a residual income and I don’t have to work everyday including public holidays! Currently I have a full time job plus a part time job and working 7 days a week. My plan is to work hard to save and invest in at least 10 properties – when these properties increase in value, I want to sell at least one or two so to pay off the loan of the others and I will have an income from all my properties. This is my ultimate goal!

    Hi Steve,

    The purchase price is $165k – we have total 10% deposit of $16.500k in fact we can even go higher and make it $20,000.- but no more than this. The rental income from this property is $170 a week.

    I tried CBA for the low doc loan – THEY STILL SAID NO! I even offered to pay more than 12% deposit but they are not even phoning me back to say anything – I have been on the phone for 2 days just to get an answer. It took them over a week to process my application.

    Jo, I was in South Morang the other night grooming a dog – it is so beautiful around that way – especially Mill Park Lakes – it’s just so peacefull and serene. It’s just developing so quickly.

    Up Epping way is the same too. I have been living in Lalor for over 25 years and the changes we have seen all these years is just incredible. My parents bought their 3 bedroom home in Thomastown for about $52k back in 1985 – now it’s more than trippled what it’s worth – it’s now about $350.

    I will look at Healesville – I always thought it was very far but no doubt just like Thomastown and Lalor seemed far is now considered close to the City so Healesville probably wouldn’t be considered to far too[biggrin]!
