    Yes, I have the toolbox, & think it is a fantastic resource for anyone doing (or thinking of doing) a reno.
    The case study dvds run through real life reno projects, and the checklist is the most detailed & in depth I have seen, by a long way. If you were to follw this checklist you could not possibly stuff up a reno
    The workshop I was fortunate enough to attend earlier this year (back of my head on left of screen) and I used many things that I learned from that workshop to help me with my renos. Particularly the one I was doing at the time, which is featured in Steve’s new book

    Has everybody missed the point here?
    While everybody has been blah blah blah me me me, there has been a post offering the opportunity for POSITIVE like minded ladies to meet & discuss investing in property so that they can move forward to a better life for themselves, & many others in their lives, present & future.
    If you do still wish to feel inferior, small, ostracised, or whatever it is you feel you have to sook over, then do so. But take it somewhere else. Leave those who want to do/be better to do so without trying to drag them into your cesspool of misery. if that is what you want to do then start your own club of (as my father would say) miseryguts!

    Why would a female only group concern you? Do you argue at Fernwood gym to let you in? Would it make any difference it were for a particular nationality (Asian groups are common), what about left handers, short people? I believe there is even groups for amputees. You could join that group, but you can guess the qualification!! Maybe a group for finance brokers? Nah, who would go to that?????

    My wife (Bec) is greatly looking forward to this event, & I have encouraged her to be involved. I believe this is a great forum for women to meet & discuss their interests & involvement in property investing. Like it or not they face disadvantages that men do not face, as well as have an advatage over us men in some cases as well! It is all part of the investing game!

    If this still concerns you, then maybe start your own male version of it? At least that will show the world that we men are equal to our female counterparts[biggrin]

    Personally, I hope this womens group is a huge success, & I am certain it will be.

    The question was asked,

    If anyone else has a great Steve/Dave story or “thank you” (I’m sure there are many)…………….post it here

    Well, in brief.
    I met Dave about 5 years ago socially, & had no idea of his background. Over time we became friends & I found him to be a great sounding board for advice & ideas, both on a business (not property) front, as well as personal.
    I won’t bore you with the details but i am 10 times the person that I was back then, 90% due to Dave & the rest the RESULTS program directly & indirectly. Since Joining the RESULTS program I have become to know Steve a little too. These two have few peers in my eyes when it comes to being just ‘really good people’!!! You just have to read Brent’s post above to realise that. Who has ever seen anything like that from an ex employee????
    I would like to say thank you to you both on behalf of myself & Bec for providing us a really good future that is so clear now we can almost touch it.
    And to those who chose to doubt, I am 100% certain that these two great men will go onto bigger & better things & there is no way known that the RESULTS program or anything to do with propertyinvesting.com will drop in standard in any way, shape or form.
    Well done guys & we truly wish you the best

    in my view the 11 sec solution was only a quick way to eliminate all the dud deals.
    those that dont come close are eliminated to save time doing numbers on those that will never work while spending quality time doing hard numbers on those that MAY work.
    more extensive number work needs to be done on those deals passing (or close to) the 11sec solution. it is just a formula to stop wasting time on deals that will never work.
    I use a similar one that I ‘borrowed’ from Dean Parker (I hope he hasn’t copyrighted it!) for my buy/reno/sell deals is that add 30% to the buy price on a 10% reno & that should sell in a mid range for that market price (does that make sense? sorry Dean, you do this much better!) I will try to explain. if i can buy for 300k, spend 10% on reno (30k) I need to be able to sell for about 400k without this price reaching the upper end of the appropriate market (so as to stay within the confines of the high % of population)to be confident of making a profit worthy of the risk. Now this is obviously not the be all & end all rule (as there are $opportunities in less or more than 10% renos & higher & lower than 10% renos) but is a really good guide to eliminate all the deals that will never work without spending/wasting time on them. I thin k the 11 sec solution is just like this & used as a timesaver is marvellous but as a RULE can be dangerous.

    the idea behind spending the money to furnish is that it should return a better sale result & pay for itself many times over (hopefully)!

    Yes, (to the best of my knowledge) all costs involved are deductable if you are running it as a business. The cost of furniture will come from yout profit & only your profit is taxable. However, as I am not qualified, I recommend you getting advice from a good accountant.
    Are there any accountants out there to confirm or otherwise my comments?

    yes you can find competent trades for about $44p/h (or less) but keep in mind they also complete the work much quicker than you or I!!!

    It is great that you can increase the value of the property like that (& hats off to you) but your rental return is (unless you have many $ in the deal as CF~-, and even more – if you take into account your new value of $200k)
    Not meaning to wee on your parade as you have done a magnifcent job, however are you better off holding, or selling & taking profits to place in another deal(s)??
    Multiplication by Division I have heard somewhere before????
    Anyway, do what is right for you as you seem to be doing very well so far, just giving another option??

    I have just checked a price list for a hire company and found you can control the cost so it really depends on how much you want.

    This is what I call good timing. [laugh4] I just called a couple of places in Melbourne to get some ballpark figures.

    One states for a 3 bedroom place it can cost $3,500 for a month BUT you can remove items or add items from there. Another place was similar in stating 3 bedroom apartment for 5 wk campaign is $3,100 and above.

    As I am not sure what area you are looking at – check out Yellow Pages online and scroll through some websites. This is how I found my starting list for prices and what they offer. [computer]

    WHAT I WAS ABOUT TO POST IS – has anyone used and can recommend a hire furniture place in the Melbourne area? We are looking at doing this as we hope to have our first IP on the market soon. [thumbsupanim]

    thanks everyone for your thoughts
    we will attempt this in a couple of weeks as the plasterers will be gone by then.
    soundsl ike messy fun, but we have a large homestead with 11 1/2′ ceilings which make for a lot of paint. we are going with flat white ceilings & walls inside with white paint on the brick walls externally. window surrounds, gutters, door & window frames slightly different
    we will post to let you know if we have made a complete mess of it or not

    I suggest you just call the REA and ask. You don’t need to state you are wishing to sell. I have done this in the past on a house that sold as a private sale and asked what price it sold at.

    They stated that they could not disclose the exact price but provided me with a sell range of only $5000 difference.

    Amanda, you say annual fees of $300 but no valuation fees. are there any establishment fees or similar?
    we have a great relationship with Bendigo bank & would like to remain loyal to them as they have to us over the years. they are not very creative in their thinking however we have managed to change their thoughts a couple of times in the past & hope they can provide something to suit us now. however we need to look after ourselves 1st so we are looking to find the best deal possible.
    Does anyone else use/provide a loan/package that suits?

    I have just stumbled across this post & I am shaking my head in disbelief
    Can I ask those critical of the program if you have not greatly benefited from this program? Have you not followed the program completely?
    For my wife & I, this program has been unbelieveable!!! i cannot understate this enough!!! What we have gained both on a personal & investing level is 10 times what we expected from the program, & this is just a start as it is a ‘kickstart’ to the rest of our lives. We are both just beginning to understand all there is to this, and we are loving it. I thoroughly recommend it to anyone who is willing to put in the effort to secure thier future, and actively do so.

    to those who criticise. Yes there have been some imperfections, but think of everything you have gained from it, & think of the minimal price you have paid for it. in the grand scheme of things it has cost nothing!
    are you the type of person(s) who finds a $100 note onthe ground & doesn’t look around to see if some unfortunate person has dropped it, but complains that it is dirty???
