    DGHayes, I think you will find if there is no tax to offset against, it becomes a payment.

    Marty is AWESOME!!

    I learned so much for him when I was first starting out!!

    I'm not sure if he is planning any future events, but if not we have our bus tour of Melb development sites coming up in November.

    This is going to be a great meeting.  If you are wanting to learn more about subdividing and to ensure you know how to reduce your risks then this is a must event.

    Neil Gorman from Mortgage Choice is going to talk about how to go about financing a subdivision

    AND if you are going to do an extension this meeting will give you some little nuggets of information as well.

    JacM has given you the right starting point
    While you are correct with other rezoning it helps your case, but does NOT guarantee it.
    Council will give you their thoughts, but worth discussing with a town planner and/or land surveyor familiar with the area & council
    Either way, rezoning can be a very lengthy time, maybe consider trying to buy it 'subject to' the rezoning and/or subdivision you require

    Hope this gives you a starting point

    certainly one for a quality property accountant, not just a general tax accountant
    an option maybe to 'sell' the land to an entity or entities to complete the project, maybe with settlement only at completion of dwellings
    however as above, get good advice first!

    Hi everyone
    very topical thread, and seems to polarise people

    While I wont make any comment on Carly, I recommend you do not lump everyone who speaks about or teaches property investing as 'spruikers' or rip offs, or whatever phrase you prefer.

    Remember you are here on Steve McKnight's site & he falls into this category too. He has been ignorantly criticised in the past and there is no one in his field more ethical or with stronger wishes for those attending his seminars etc to succeed.

    I had no idea about property when I started in Steve's mentoring program in 2005. that cost me a few thousand bucks.
    While a lot of the information I got from that program would have been available free or cheap elsewhere, i had no idea what i needed to find, or if I did, where to find it. It was all bundled up in a convenient 'package' for me to use. it was the kick start i needed

    5 & a bit years later I am now full time (well i only do it part time i guess) property developer earning many times what I was when I joined. I work from home & spend a whole lot of time playing with my young family.
    I can tell you that was a few bucks VERY well spent!!!!

    I also now teach others how to complete their first property development, with some seminars, mentoring program etc.
    I have had some great successes with many students making 6 figure profits that they may not have done otherwise.

    To see the title of this thread is actually frightening – I had to work out what I had done wrong!!
    When I found out it was TT that wanted me to speak I was a little cautious as I have heard they can twist a story to suit themselves & make the innocent appear guilty. However I figured they could not make me look bad versus stamp duty
    Although there was about 45 minutes of film turned into about 45 seconds (you should see the great stuff on the cutting room floor :) they didnt try to manipulate the story in any way. It was a pleasurable experience for me. They even allowed me to wear my Rookie Developer shirt & keep my sign in the background too

    While I generally dont watch the show, I too select items to watch (I actually couldn't see this one as I was out)

    we joined in the 1st intake in 2005, with no investing experience
    once we complete what we have underway currently, we will have over $9.5M in transactions
    we could never have done that without RESULTS
    dont worry about which coach you may get (they are all great), dont worry about it not fully starting until July, dont worry about any other excuses.
