I think a drop in new home sales in NSW in July had a lot to do with the intruduction of Basix on 1/7. Everyone was getting their plans in council before june 30, i know we did. Coffs council had double the amount of plans this june compared to last year, and not one for july.

If i told you what was going into this house you would see we are not too worried about it being a good investment, its more so if the pool is worth the hassle or not.

This PPOR is long term , for what its costing we won’t be moving for a long time , the problem is because of access if we don’t put one in before the fences go up, it would be too costly later, and yes we are 5min from beach and 3min from local pool. I agree with Westan, if it is an area or street where they are mostly owned i would buy it. Its not hard to tell just have a look at the condition of the other houses and gardens in the street. If it is amongst renters i wouldn’t buy it, again look at the other houses in street or do a door knock.

I think you will find a big increase in new home approvals in NSW over the next 10 weeks due to Basix regulations taking effect from 1/7.
Builders are saying an extra 8-15k to build per house.
