Hi bubbles someone mentioned a retention pit, that is a good option generally when buying an easement fails. Have a look at some of the products made by atlantis and HYDROston as these guys are leaders in the new age of drainage. I work for a surveying company on the Central Coast called Chase Bourke and Harvey we do land development and also have a very experienced hydraulic engineer working here who deals with alot of these problems like yours. Check are website out if your interested.

Hey mate i went throught that process. I sent out 20 letters to some companies in Sydney and the Central Coast of N.S.W looking for work experience. I was willing to do 2 or 3  full week days but all i got back was a no via the phone and another no via a letter. Didnt get any other replies. So i guess keep trying. I would also recommend stopping by owner builders houses with a list of questions in regards to not just developing but everything else associated with it i.e cheapest products to use, recommendations for conract services (if you are going to be an owner builder at some stage). Anything really. You can still learn alot from your average joe builder who has only ever built his own home. I would also recommend you buy a book called australian residential property development by ron forlee and also australian property invester published a book i think it is just called property development or along the lines you can get that one from their website.hope all this helps.good luck

Hey Martin great to hear your looking at investing outside your postcode like 90% of Australians dont do. In regards to purchasing outside your area i.e even in another state Maragaret Lomas is a major player in the property market with 30+ properties she has a company called destiny financial solutions and has a few books, one of which is a book called 21 must ask questions for every property invester it is a great read and deals with issues such as yours. I highly recommend her book and if you where to spend the $25 on the book first before you dish out your money. (a) you will ome money (b) wouldnt it be much more of an achieveiment doing verything yourself and (c) i will guaranteee you will learn a lot from her lessons. Shes not one of the same old property investing gurus with the same wish washy real estate rubbish. Good luck with it

Hi Lisa, i recently finished a 8 week course on the central coast of n.s.w in one of there branches. You can however do the course via telephone conference which is pretty cool. It cost me $1750 so the course was 1 night a week for 8 weeks. I would definately recommend this course if you are relatively new to property investing it is very good and no, like somebody mentioned earlier they dont sell you anything. Best of all this course you can do in the comfort of your own home so you dont have to be in the office. Everbody gets the same info. I would be in the boardroom office and 8 different couples would call in at 7pm and the session would start. At least check it out.
