    Of course it is illegal. It is a clear breach of the Privacy Act. Unless authorised, the broker can not give you anyone’s personal details and even if they were allowed to give you the details, you are not allowed to cold call them if you work under the UCCC rules and regulations.

    In most cases, they will use 80% of equity. In your example, if you bought the property for 200k and had a 160k loan on it and then the property value went up to 300k, you would be able to increase the loan or refinance to 260k to cover your existing loan and use the extra funds as you like as you like.

    Because I don’t know the benefits of a hybrid and I don’t think a unit trust will be suitable because it won’t let me move the funds around as needed to minimise tax.

    A simple solution would be current market price plus expected growth for the period until the exercise date plus an extra margin for error.

    If the exercise date passes and you have not exercised the option, everything is negotiated again and you lose your option fee.

    Exercising the option will not be treated as a refinance as it is a purchase. The title has to be in you name already for it to be considered a refiance. The payments you have been making will help a bit but if you were not leasing the property, you would be renting somewhere else anyway.     The FHOG has to go back. I am not certain what happens with the Stamp Duty concessions. I have never checked. I have never heard them having any requirements to get them other than movig in. I will try and find out for you.

    Just remember, the AAPR does NOT count fees charged for usage. For example, two of the lowest basic loans charge $50 and $45 respectively for each redraw. If you do one redraw a year, they move back to a ranking of 8 or 9. a few a year and you have on expensive loan!

    Don’t forget to ask your broker about this stuff as well.

    I think the dole would be better served by being cut to minimum cash and replacing the difference with food stamps and automatic rental payments etc. This would help to funnel the money where it was meant to go instead of being wasted in many cases. I know there would be fraud issues but this is another issue.

    There are cheaper loans out there than what you see in magazines (St George is not on the money here). I suggest talking to a broker.

    You get Capital Gains Tax benefits if you lived in it but everything else is the same as any normal investment property once you move out.

    A lot of people do do it for cheaper and within one lender in a package. A lot comes down to overall borrowings as well when determing rates.
