Salubrious, you are dreaming. HomeSide would not do this rate on a standard loan or LOC. Qlds007 is spot on for LOCs.

Their lowest variable rate is 6.76% and lowest 1 year fixed intro is 6.39%.

Why don’t you post your company name, your name and contact details so I can send you all my old clients??

I personally think you have an old rate sheet…[Read more]

It is a common misconception that someone can pay to have defaults removed from their credit history. This is certainly not the case.

The ONLY times that a default can be removed is if the company who listed it notifies Baycorp Advantage that it was listed in error OR the person to who the credit history relates can demonstrate it was an error.…[Read more]

Actually, you do not need any genuine savings and you can borrow 100% for investment properties.

Achieveable alternatives may include 97% or 95% finance or even 106% finance for PPOR or investment.

Speak to a good mortgage adviser!!!

I think Steve was saying not to borrow all the money for the new purchase and secure it against the existing property.

I would borrow 20% PLUS costs ($75,000 maximum) against the 700k property and borrow 80% ($200,000) against the 250k property regardless if I had lots of cash or not. Both loans would be interest only.

If I had cash and wanted…[Read more]

Firstly, what does an 8 hour day feel like???

Secondly, use your savings to pay of the remaining debt on the credit card. Why earn 6% which is taxed and pay out 18%???

Finally, speak to a mortgage adviser before doing anything yourself. You have a few options.

Resi, it is common for the same questions or even questions you believe to be silly appear on a website like this. As it gets busier and busier and more people join, it will become even more common. It is the nature of the internet.

I have decided to refrain from discussing anything to do with Derivex in this forum as it always results in a fight with a certain few. My comments will be limited to those appearing at:

dmichie, take a pill and chill mate.

If I was saying that, I would have wrote that.

We are discussing the current market and my comments refer to short-medium term economic outlooks.

However, if Labor wins an election, I would be predicting a rescession within 2 years.

Your little ‘real terms’ inclusions in brackets are of no consequence. As has been said numerous times, there is evidence to support or refute any economic theory. I believe Australia will not experience a recession and certainly don’t believe a property ‘bubble’ will burst. At worst, some air is escaping.

Regarding the mortgage broker bias…[Read more]

Jules, you only need to live in the property for 6 months to not lose the FHOG benefits. You can turn it into an investment property sooner. Alternatively, you can rent it for just under 12 months and then live in it for 6 months and still not lose the FHOG benefits.

Matt, to simplify it, if you move out of your PPOR and buy another one, the 6…[Read more]

PMI is a more respected company and one of the mortgage insurers who dominate the market. Their opinion of median property prices influences me far more than an American report by a fund manager. If anything, they would talk prices down to reduce their risk of loss. They have not done this in my…[Read more]

Without knowing your personal information or your mother’s…

Your loan seems set so there is no issue. I assume you want the 20% deposit plus any fees. Looks like you want $100,000 from your mum’s property.

If your mum is eligible for a loan, she can just do a full doc application in her name and give you the $100,000. Same applies to a low doc…[Read more]

Groms, I don’t believe you are telling the solicitor the whole story.

Did you tell them that your girlfriend could not get finance at the lower amount?

Did you tell them that your associated costs will be much less than the $10,000 you are over-inflating the price by?
